Job OverviewPosition Summary:
As a Facilities Maintenance Lead, you will oversee the management of projects, maintenance, and repairs related to electrical, plumbing, heating, ventilation, air conditioning (HVAC), and other essential building systems. This role entails the responsibility for the upkeep of facilities, grounds, and equipment independently, reporting directly to the Property Manager.
Supervisory Duties:
  • Conducts interviews and provides training for maintenance personnel.
  • Organizes and manages the schedules and workload of maintenance tasks.
  • Performs timely and constructive performance evaluations.
  • Implements company policies and collaborates with the Property Manager and Corporate HR for any necessary disciplinary actions.

Key Responsibilities:
  • Oversees daily operations of the maintenance department.
  • Evaluates systems or facilities to identify necessary maintenance or repairs.
  • Plans work assignments and project schedules based on assessments of building systems.
  • Develops and maintains maintenance procedures and schedules.
  • Coordinates with external contractors as required.
  • Facilitates renovations and new construction projects in collaboration with vendors and management.
  • Ensures that maintenance and repair tasks are executed correctly and promptly.
  • Maintains adequate inventory and supplies.
  • Identifies purchasing needs while adhering to budget constraints.
  • Tracks serial numbers and unit locations.
  • Maintains logs for equipment inventory, pool maintenance, freon usage, and capital improvements.

Essential Skills and Qualifications:
  • In-depth knowledge of building systems including plumbing, electrical, pool maintenance, and HVAC.
  • Strong time management, organizational, analytical, safety, and problem-solving abilities.
  • Capability to identify issues and determine necessary repairs.
  • Proficient in planning maintenance schedules for building systems.
  • Exceptional management and supervisory skills.
  • Familiarity with Google Suite or similar software and basic computer skills.
  • Ability to interpret blueprints, building plans, and repair manuals.
  • Possession of a valid driver’s license and reliable transportation for job-related duties.
  • Excellent communication and customer service skills with residents and vendors.

Education and Experience Requirements:
  • High school diploma or equivalent preferred.
  • A minimum of five years of maintenance experience is required.
  • Preferred certifications include pool certification, EPA certification, HVAC certification, and Fair Housing Training.

Physical Requirements:
  • Ability to navigate the property and facilities to diagnose building issues and plan repairs or maintenance.
  • Physical capability to perform repairs as needed.
  • Prolonged periods of sitting, standing, bending, climbing, or working at a desk and on a computer.
  • Must be able to lift heavy objects as required.
  • Ability to work in various weather conditions.
