Job Overview

The Facilities Maintenance Lead will report directly to the Facilities Manager and will oversee the daily maintenance operations of multiple residential properties. This role is essential in ensuring that all facilities are maintained to the highest standards while leading a dedicated team of Maintenance Technicians and Cleaning Staff.


Key Responsibilities:

  • Provide leadership to Maintenance Technicians and Cleaning Staff, setting clear expectations and fostering a collaborative environment.
  • Ensure that maintenance tasks for assigned properties are executed with exceptional quality and care.
  • Manage the service request system, ensuring timely completion of work orders and identifying areas for improvement.
  • Assist in establishing and achieving monthly budget objectives.
  • Coordinate and supervise contracted services (HVAC, plumbing, electrical, etc.) to guarantee quality and efficiency.
  • Identify and implement necessary capital improvement projects.
  • Maintain accurate inventory and service logs to track performance metrics.
  • Build and nurture positive relationships with residents, vendors, and regulatory bodies.
  • Develop a comprehensive understanding of property layouts and features.
  • Regularly inspect property amenities and common areas to uphold cleanliness and safety standards.
  • Be available for emergency situations during and after business hours, ensuring a maintenance team member is always on call.
  • Collaborate with the Facilities Manager to create preventative maintenance and repair programs.
  • Ensure compliance with government regulations and safety standards.
  • Work closely with management on various tasks, executing responsibilities with precision and urgency.
  • Flexibility to work evenings and weekends as required.

Qualifications:

  • Minimum of 5 years of experience in maintenance or facilities management.
  • High School diploma or GED required; Associate's degree preferred.
  • Strong understanding of contracting practices and building systems operations.
  • OSHA certification is mandatory.
  • Preferred expertise in plumbing, electrical, and HVAC systems.
  • Valid driver's license and reliable transportation are essential.
