Job Overview

The Facilities Maintenance Lead will report directly to the Facilities Manager and will oversee the daily maintenance operations of multiple residential properties. This role is crucial in ensuring that the properties are maintained to the highest standards while leading a dedicated team of Maintenance Technicians and Cleaning Staff.


Key Responsibilities:

  • Provide leadership to Maintenance Technicians and Cleaning Staff, establishing clear expectations and fostering a collaborative environment.
  • Ensure the maintenance of assigned residential buildings meets quality standards and operational excellence.
  • Manage the service request system, ensuring timely completion of work orders and suggesting improvements as necessary.
  • Assist in setting and achieving monthly budgetary goals.
  • Coordinate and supervise contracted services (HVAC, plumbing, electrical, etc.) to guarantee quality and timeliness of work.
  • Identify and implement necessary capital improvement projects.
  • Maintain accurate inventory of supplies and equipment, along with service and repair logs.
  • Build and sustain positive relationships with residents, contractors, vendors, and regulatory bodies.
  • Develop a comprehensive understanding of property layouts, features, and areas of concern.
  • Regularly inspect property amenities and common areas to uphold cleanliness and safety standards.
  • Be available for on-call emergencies and manage property-related crises efficiently.
  • Ensure continuous availability of maintenance personnel for emergency situations.
  • Collaborate with the Facilities Manager to create preventative maintenance and repair programs.
  • Ensure compliance with government regulations and environmental, health, and safety standards.
  • Work closely with the Facilities and Property Manager on various tasks, executing responsibilities with precision and urgency.
  • Be prepared to work evenings and weekends as required.

Qualifications:

  • Minimum of 5 years of experience in general or residential maintenance.
  • High School diploma or GED required; Associate's degree preferred.
  • Strong understanding of contracting practices and building systems operations.
  • OSHA certification is mandatory.
  • Preferred advanced knowledge in plumbing, electrical, and HVAC systems.
  • Must possess a valid driver's license and reliable transportation.
