POSITION SUMMARY:

The Project Operations Coordinator plays a vital role in aiding the design, development, and execution processes linked to the scope managed by the Asset Management Programs team. This position supports the Project Manager in structuring and establishing effective project management practices, coordinating creative design decisions, and overseeing the production of construction documents. The role aims to mitigate contract claims and disputes while minimizing change orders throughout the construction phases. The Project Operations Coordinator is tasked with effectively managing project changes, reducing interface disruptions among project participants, maintaining and enhancing project schedules and budgets, and ensuring high-quality design and construction outcomes. This position emphasizes hands-on management of field operations, ensuring operational functionality of completed facilities during ongoing construction, fostering a competent and experienced team, and implementing efficient document control practices.

KEY RESPONSIBILITIES:
  • Assists the Project Manager in preparing construction documentation, including but not limited to drawings, specifications, scopes of work, and general conditions. Provides management oversight on assigned projects.
  • Collaborates with the Construction Manager to monitor changes or delays in the construction schedule, evaluating contractor performance and coordinating schedules with other departments. Oversees weekly three-week look-ahead updates and monthly overall updates, developing recovery plans for any schedule variances.
  • Ensures quality assurance throughout the project by conducting daily walkthroughs to monitor progress and developments, ensuring compliance with contract documents. Documents and resolves questions and clarifications arising from these reviews.
  • Supports the management team in the bidding and awarding of construction documents, which includes developing a bidders list and preparing RFPs. The RFP encompasses instructions for bidding, response forms, construction agreements, general conditions, scopes of work, drawings, wage and equipment rates, unit price schedules, payment and performance bonds, general requirements, safety and health standards, specifications, questions and answers, and addendums.
  • Actively engages in Environmental, Health & Safety responsibilities by adhering to established policies, procedures, training, and team member involvement activities.
  • Performs additional duties as assigned.
EDUCATIONAL BACKGROUND:
  • Associate degree (AA) or equivalent in Engineering, Construction Management, Business Administration, or a related field is required.
  • Bachelor's degree in Engineering, Construction Management, Business Administration, or a related field is preferred.
PROFESSIONAL EXPERIENCE:
  • 5+ years of progressive experience in Architecture, Engineering, Construction Management, or commercial facilities construction.
  • Experience in delivering construction projects through both design and construction phases.
  • Familiarity with project scheduling, estimating, bidding processes, and negotiations.
