Key Responsibilities:

  • Prepare and distribute bid documentation.
  • Engage with relevant vendors and suppliers to gather pricing details.
  • Secure scopes of work and estimates from subcontractors and suppliers.
  • Conduct thorough scope and pricing assessments to ensure comprehensive coverage of project requirements.
  • Evaluate subcontractor and vendor proposals concerning scope, pricing, and timelines.
  • Negotiate and analyze contracts, purchase orders, change orders, and related modifications.
  • Draft contracts, purchase orders, change orders, and other commitments using CMiC.
  • Organize agendas, document notes, and distribute minutes from subcontractor coordination meetings.
  • Review the contract with the project owner.
  • Analyze design drawings and specifications to identify potential challenges.
  • Generate and manage Requests for Information (RFIs).
  • Create change orders to the owner's contract within CMiC.
  • Maintain and update contract document logs (including design drawings, specifications, ASIs, etc.).
  • Oversee bid package addenda.
  • Update and circulate documents such as design drawings, specifications, RFIs, submittals, potential change items, change orders, and schedules.

  • Develop a submittal log at the start of the project.
  • Review submittals for adherence to requirements and compatibility.

  • Adjust the schedule as needed to reflect modifications to the owner's contract.
  • Verify material deliveries for compliance with contract specifications and submittal data.
  • Prepare and submit budget modifications.
  • Allocate costs to the appropriate job cost structures.
