Position Overview:

The Property Management Associate is responsible for ensuring a safe, appealing living environment for residents while delivering exceptional service and maintaining high levels of resident satisfaction. This role will also support operational efficiency and contribute to strong financial outcomes. In the absence of the Property Manager, this position will assume managerial responsibilities.

  • Engage with residents regularly, ensuring effective and courteous communication with residents, team members, management, and guests to address concerns promptly.
  • Implement marketing strategies to achieve occupancy targets; adapt tactics based on market trends and competitive analysis.
  • Adhere to Enterprise Residential's policies and external regulations, ensuring a thorough understanding of operational and human resources protocols.
  • Ensure compliance with the Fair Housing Act, manage apartment showings and leasing processes, and oversee lease renewals.
  • Handle rent collection, monitor delinquencies, and maintain accurate financial records.
  • Provide leadership to the team in the absence of the Property Manager.
  • Promote resident services initiatives in collaboration with the Resident Services Department, engaging residents in community activities.
  • Prepare and distribute reports on operational and financial metrics.
  • Assist with processing property expenses, including vendor invoices.
  • Participate in required training sessions.
  • Keep the Property Manager informed of any operational issues.
  • Support other communities as directed by management.
  • Perform additional duties as assigned.

Supervisory Responsibilities:

While this role does not have direct reports, the Property Management Associate may undertake supervisory duties under the guidance of the Property Manager, including recruiting, training, and evaluating team members.

Essential Qualifications:

  • Minimum of three years of experience in property management, leasing, or a related field.
  • High School Diploma or G.E.D.
  • Certification as NCHM COS (Certified Occupancy Specialist) & TCS (Tax Credit Specialist) or equivalent, with a commitment to obtain certifications as needed.
  • Ability to thrive in a fast-paced environment with strong organizational skills and the capacity to manage multiple priorities.
  • Excellent verbal and written communication skills, with the ability to interact effectively with a diverse group of residents and associates.
  • Strong problem-solving skills and the ability to apply logic and reasoning to operational challenges.
  • Proficient in reading and understanding policies, procedures, and business correspondence in English.
  • Strong computer skills, particularly in Microsoft Word and Excel, with the ability to learn new applications quickly.
  • Exceptional interpersonal skills, a positive attitude, and a strong customer service orientation.
  • Attention to detail and the ability to manage a high volume of communications.

Requirements:

  • Must possess and maintain reliable transportation.
