Position Overview:

As a vital member of our team at AION Management, the Property Leasing Specialist plays a crucial role in enhancing occupancy rates by attracting qualified prospects, engaging with the local community, and ensuring a seamless leasing process. This position requires a commitment to delivering outstanding customer service and fostering resident satisfaction.

Key Responsibilities:

Sales and Marketing:

  • Manage all leasing operations, including responding to inquiries, conducting property tours, and facilitating move-ins.
  • Perform competitive market analysis and evaluate local property offerings.
  • Develop and implement effective marketing strategies to promote the property.
  • Establish and oversee referral programs to enhance resident engagement.
  • Initiate outreach efforts to drive traffic and improve conversion rates.
  • Participate in weekly marketing discussions to align on strategies.
  • Maintain high standards in customer interaction evaluations.
Administrative Duties:
  • Conduct inspections with new residents during move-in and ensure all documentation is completed accurately.
  • Assist in tracking lease renewals and expirations.
  • Process application fees, security deposits, and other financial transactions with precision.
  • Ensure timely data entry of prospect and resident information.
  • Maintain an organized and efficient leasing office environment.
  • Adhere to Fair Housing laws and property-specific regulations.
  • Inspect available units regularly to ensure readiness for prospective tenants.
Customer Service Excellence:
  • Support the planning and execution of resident events.
  • Regularly assess property appearance and curb appeal.
  • Oversee service request fulfillment to ensure timely responses.
  • Exhibit professionalism and courtesy in all interactions with residents and prospects.
  • Be available for community events and weekend activities.
  • Perform additional duties as assigned to support team objectives.
  • Uphold all standards of the leasing office.
Qualifications:
  • High school diploma or equivalent; college education preferred.
  • Minimum of one year in customer service or sales, or relevant educational background.
  • In applicable states, obtain a real estate license within the specified timeframe.
  • Proficient in Microsoft Office Suite.
  • Strong verbal and written communication skills in English.
  • Ability to navigate the property, including stairs and various terrains.
  • Occasional lifting of up to 20 pounds may be required.
  • Availability to work on weekends and holidays.
  • Possession of a valid driver's license.
  • Compensation includes an hourly wage and commission structure.
