Overview

The Real Estate Operations Manager is responsible for the comprehensive oversight of designated properties, ensuring that the needs of both ownership and tenants are met while enhancing the value and integrity of the assets. This role is pivotal in achieving the financial goals set forth by the ownership and management team.

Key Responsibilities

  • Act as the primary point of contact, facilitating communication between board members, residents, and service providers.
  • Ensure compliance with association governing documents, rules, and regulations.
  • Manage the procurement process, including oversight of bidding, contract renewals, and specifications.
  • Conduct thorough property inspections to identify violations and assess property conditions.
  • Issue and track work orders, ensuring effective communication between contractors and board members.
  • Develop and implement maintenance schedules tailored to individual properties.
  • Prepare budgets and assist with audits, monitoring operating expenses closely.
  • Manage delinquency processes, including issuing late fees and collaborating with legal counsel on necessary actions.
  • Coordinate communication efforts, including newsletters, website updates, and correspondence with board members and residents.
  • Oversee all aspects of insurance claims management.
  • Perform administrative duties and manage general office operations.
  • Organize, attend, and facilitate monthly board meetings.
  • Be available for emergency situations, providing on-site responses as required.
  • Conduct regular visits to assigned properties to ensure operational excellence.
  • Fulfill additional responsibilities as assigned.

Qualifications

Essential Skills & Experience

  • Bachelor's degree or 3-5 years of relevant experience.
  • Preferred designations include CPM, PCAM, ARM, AMS, or CMCA.
  • Strong understanding of financial statements.
  • Detail-oriented with exceptional organizational skills.
  • Proficient in Microsoft Office applications.
  • Excellent verbal and written communication abilities.
