Job Overview

Position Summary:

The role involves overseeing the preventive and specialized maintenance of the Montereau facility, ensuring adherence to municipal regulations and timelines. The incumbent will manage all repair and project work orders, ensuring that essential life and safety systems are well-maintained and that the facility's power capacity is effectively monitored.

Key Responsibilities:

  1. Direct and support team members to ensure high levels of service, care, and satisfaction for residents. Assess and enhance team performance through coaching, training, and necessary corrective measures. Ensure fair policy implementation and compliance with all regulatory and legal standards. Provide recommendations on staffing, compensation, promotions, and terminations.
  2. Oversee the operations of the central plant, including chillers, pumps, water temperature, and boilers, utilizing computerized systems to ensure compliance with city regulations through hourly checks and appropriate logging for all shifts. Maintain effective communication with residents during maintenance activities.
  3. Plan and coordinate both scheduled and unscheduled maintenance projects, including material procurement, staff and contractor scheduling, inter-departmental coordination, and resident communication to ensure efficient project execution with minimal disruption.
  4. Review, schedule, and assign all repair and maintenance work orders, monitoring progress to ensure timely completion and resident notification.
  5. Manage inventory levels, ordering materials and tools as needed to maintain adequate supplies for routine maintenance tasks.
  6. Supervise the life safety systems program to ensure compliance with code requirements, including quarterly fire drills and monthly power load tests, addressing deficiencies and conducting retests as necessary.
  7. Lead and coordinate refurbishment and custom upgrade processes for independent living units, collaborating with the sales team and new residents.

Position Requirements:

Experience:

  • At least 5 years of experience as an operating engineer or a comparable combination of apprenticeship and maintenance experience.

Education/Certifications/Licenses:

  • A First-Class Operator's license from the City of Tulsa is mandatory.
  • A Mechanical Contractor license is advantageous.
  • A diploma in a trade or technical field related to HVAC systems is preferred.

Job-Specific Skills and Knowledge:

  • Proficiency in basic computer skills and MS Office for managing electronic work orders, conducting system checks, and maintaining inventory documentation.
  • Comprehensive knowledge of HVAC, plumbing, and electrical systems.
  • Strong project management and planning capabilities.
  • In-depth understanding of refrigeration, pump seal replacement, kitchen, and laundry equipment.
  • Excellent communication, leadership, teamwork, and customer service skills.
  • Ability to adapt to a dynamic environment and manage multiple tasks simultaneously.
  • Professional interaction with diverse resident-customers and the ability to lead and coach a varied team.

Physical and Mental Requirements:

  • Ability to stand and walk extensively, with some sitting, twisting, turning, kneeling, bending, and reaching required.
  • Occasional lifting of up to 50 pounds.
  • Ability to climb ladders as needed.
  • Frequent use of standard communication methods, including hearing and vision.
  • Capability to use a computer or office equipment for extended periods.
  • Occasional travel by car or commercial airline may be required.

Work primarily occurs indoors, with exposure to varying temperatures, high noise levels, and potential electrical and burn hazards. Occasional exposure to moving objects and contact with dust, oil, grease, and chemical odors may require the use of protective equipment.

Mental and Emotional Requirements:

  • Ability to understand and execute oral and written instructions, and prepare detailed reports.
  • Capability to read complex instructions, graphs, and specifications.
  • Preparation of detailed logs and records.
  • Planning and directing personal and team workflows.
  • Ability to work independently or collaboratively, with limited supervision.
  • Management of multiple tasks under pressure, with changing priorities and a need for accuracy.

Safety and Security Requirements:

  • Successful completion of a pre-employment drug test.
  • Passing a criminal background check.
  • Passing a tuberculosis (TB) screening test.
  • Maintaining a valid state driver's license.
