Job Overview

Position Summary:

The role involves overseeing the preventive and specialized maintenance of the Montereau facility, ensuring adherence to municipal regulations and schedules. The position also includes supervising all repair and work order initiatives, guaranteeing that life safety systems are maintained appropriately and that the facility's power capacity is consistently monitored.

Key Responsibilities:

  1. Guide team members to ensure optimal service, care, and satisfaction for residents. Assess and evaluate performance, providing necessary coaching, training, and corrective measures. Ensure fair policy administration and compliance with legal standards. Offer recommendations on staffing, compensation, promotions, and terminations.
  2. Supervise the operations of the central plant (including chillers, pumps, water temperature, and boilers) through computerized systems, ensuring that hourly checks are performed and documented correctly across all shifts to meet city code requirements. Maintain effective communication with residents during maintenance activities.
  3. Organize both scheduled and unscheduled maintenance projects, which involves procuring materials and parts, coordinating staff and contractor resources, liaising with other departments, and informing residents to ensure successful and cost-effective projects with minimal disruption.
  4. Review, schedule, and allocate all repair and maintenance work orders, monitoring their completion and ensuring timely notifications to residents regarding scheduled and completed tasks.
  5. Manage inventory levels, ordering materials and tools as needed to maintain adequate supplies for routine maintenance requests.
  6. Oversee the life safety systems program to ensure compliance with code requirements, including quarterly fire drills and monthly power load tests, addressing any identified deficiencies and conducting retests as necessary.
  7. Lead and coordinate the refurbishment and customization process for all independent living units, collaborating with the Montereau Sales team and new residents.

Position Requirements:

Experience:

  • At least 5 years of experience as an operating engineer is required, or an equivalent combination of apprenticeship and maintenance experience.

Education/Certifications/Licenses:

  • A First-Class Operator's license from the City of Tulsa is mandatory.
  • A Mechanical Contractor license is advantageous.
  • A trade or technical diploma related to HVAC systems is preferred.

Job-Specific Skills and Knowledge:

  • Basic computer skills and proficiency in MS Office are essential for managing electronic work order systems, conducting regular system checks, creating regulatory documentation, and maintaining inventory levels.
  • Comprehensive knowledge of HVAC, plumbing, and electrical systems.
  • Strong planning and project management capabilities.
  • In-depth understanding of refrigeration, pump seal replacement, kitchen equipment, and laundry equipment.
  • Excellent communication, leadership, teamwork, and customer service skills.
  • Ability to adapt to a dynamic environment and manage multiple tasks.
  • Professional interaction with diverse resident-customers and the ability to lead and coach a varied team.

Physical and Mental Requirements:

  • Ability to stand and walk extensively, with some sitting, twisting, kneeling, bending, and reaching required.
  • Occasional lifting of up to 50 pounds.
  • Ability to climb ladders as needed.
  • Frequent use of standard communication methods, including hearing and vision.
  • Capability to use a computer or office equipment for extended periods.
  • Occasional travel by car or commercial airline may be required.

Work is primarily conducted indoors, with exposure to varying temperatures, high noise levels, and potential electrical and burn hazards. There may be occasional contact with dust, oil, grease, and chemical odors requiring the use of a respirator. The position also involves working in an open office environment within a shop setting.

Mental and Emotional Requirements:

  • Ability to understand and execute oral and written instructions, and prepare detailed reports and records.
  • Capability to read complex written instructions, graphs, and work orders, interpreting layouts and specifications.
  • Preparation of detailed logs and records.
  • Ability to perform counts, measurements, and schedule material flow.
  • Planning personal work and directing the work of others.
  • Ability to work independently or as part of a team, with limited supervision.
  • Skill in managing multiple tasks simultaneously under moderate pressure, with frequently changing priorities and a need for accuracy.

Safety and Security Requirements:

  • Successful completion of a pre-employment drug test.
  • Successful completion of a criminal background screening.
  • Successful completion of a tuberculosis (TB) screening test.
  • Maintaining a current state driver's license is necessary.
