Job Overview

Position Summary:

The role is pivotal in directing the preventive and specialized maintenance tasks associated with the Montereau facility, ensuring adherence to municipal regulations and timelines. This position supervises all repair and project work orders, guaranteeing that essential life and safety systems are maintained effectively while monitoring the facility's power capacity.

Key Responsibilities:

  1. Guide team members to achieve optimal levels of service, care, and satisfaction for residents. Evaluate performance, provide necessary coaching, training, and corrective measures. Ensure fair policy administration and compliance with all regulatory and legal standards. Formulate and present recommendations regarding staffing, compensation, promotions, and terminations.
  2. Oversee the operations of the central plant, including chillers, pumps, water temperature, and boilers, using computerized systems to ensure hourly checks are performed and documented accurately across all shifts to meet city code requirements. Maintain effective communication with residents during maintenance activities.
  3. Plan and execute both scheduled and unscheduled maintenance projects, which includes procurement of materials and parts, scheduling personnel and contractor resources, coordinating with internal departments, and communicating with residents to ensure successful and cost-effective project completion with minimal disruption.
  4. Review, schedule, and allocate all repair and maintenance work orders, monitoring their completion to ensure effectiveness and timely resident notifications regarding scheduled and completed work.
  5. Manage inventory levels, ordering materials and tools as needed to maintain adequate supplies for routine maintenance requests.
  6. Supervise the life safety systems program to ensure compliance with code requirements, including quarterly fire drills and monthly power load tests, addressing any identified deficiencies and conducting retests as necessary.
  7. Lead and coordinate the refurbishment and custom upgrade processes for all independent living units, collaborating with the Montereau Sales team and new residents.

Position Requirements:

Experience:

  • At least 5 years of experience as an operating engineer is essential, or an equivalent combination of apprenticeship and maintenance experience.

Education/Certifications/Licenses:

  • A First-Class Operator's license from the City of Tulsa is mandatory.
  • A Mechanical Contractor license is advantageous.
  • A trade or technical diploma related to HVAC systems is preferred.

Job-Specific Skills and Knowledge:

  • Proficiency in basic computer skills and MS Office programs is required for managing electronic work order systems, conducting regular system checks, and maintaining inventory levels.
  • Comprehensive knowledge of HVAC, plumbing, and electrical systems.
  • Strong planning and project management capabilities.
  • In-depth understanding of refrigeration, pump seal replacement, kitchen equipment, and laundry equipment.
  • Excellent communication, leadership, teamwork, and customer service skills.
  • Ability to adapt to a dynamic environment and manage multiple tasks simultaneously.
  • Professional interaction with diverse resident-customers and the ability to lead and coach a varied team.

Physical and Mental Requirements:

  • Significant standing and walking, with moderate sitting, twisting, kneeling, bending, and reaching.
  • Occasional lifting of up to 50 pounds.
  • Frequent use of communication skills, including normal hearing and vision.
  • Ability to operate a computer or office equipment for extended periods.
  • Occasional travel may be required.

Work Environment:

This position is primarily indoors, with exposure to varying temperatures, high noise levels, and potential electrical hazards. Occasional exposure to moving objects and contact with dust, oil, and chemical odors may occur, necessitating the use of protective equipment.

Safety and Security Requirements:

  • Successful completion of a pre-employment drug test.
  • Passing a criminal background screening.
  • Completion of a tuberculosis (TB) screening test.
  • Maintaining a valid state driver's license.
