Job Summary

We are seeking a highly skilled and experienced Operations Director to join our team at Paddock Mall. As a key member of our management team, you will be responsible for overseeing the day-to-day operations of the center, ensuring that all aspects of the business are running smoothly and efficiently.

Key Responsibilities
  • Hiring and Training: Recruit, train, and supervise center hourly personnel to ensure they have the skills and knowledge needed to excel in their roles.
  • Financial Management: Assist in the preparation of the annual budget and monitor income, expenses, and capital expenditures to ensure the center is operating within budget.
  • Center Maintenance: Directly responsible for the center's grounds, initiating corrective action and follow-up as needed to maintain a clean and safe environment.
  • Compliance: Maintain center compliance with local, state, and federal codes, updating as required to ensure regulatory compliance.
  • Reporting and Analysis: Assist in the review and preparation of financial statements and monthly variance reports to provide insights into the center's performance.
  • Contract Management: Bid contract services annually, review services provided, and recommend contractor changes as needed.
  • Construction and Move Management: Coordinate construction of tenant spaces, move-ins, and move-outs, including preparation of space condition reports and attending final construction walk-throughs.
  • Center Standards: Ensure that center property is always up to company standards, monitoring all service requests and work orders for timely completion.
  • Invoice Review and Approval: Review and approve invoices in accordance with budget.
  • Security and Incident Management: Directly responsible for evaluating the performance of contract security and reviewing/approving incident reports generated by contract security, taking corrective action as needed.
  • Communication and Collaboration: Keep the General Manager and other corporate departments abreast of project occurrences and store openings and closings, assisting in collecting delinquent payments from tenants.
  • Community Relations: Develop and maintain positive relations with city/local officials, managing all service contractors to full compliance within the scope and specified guidelines.
  • Performance Management: Conduct performance appraisals and recommend increases, acting as manager on duty during holidays and weekends.
  • Daily Maintenance: Conduct daily maintenance inspections of the center for cleanliness, repairs, or improvements needed.
  • Annual Budget Preparation: Participate in annual budget preparation as it relates to safety and maintenance of the center, grounds, and equipment.
Requirements
  • Education: Bachelor's Degree in Business or related area, or completion of a related course of study from an accredited technical or trade school.
  • Experience: Five (5) years of experience in related work, two (2) of which shall have been in a supervisory capacity.
