Job Summary

We are seeking a highly skilled and experienced Operations Director to join our team at Washington Prime Group. The successful candidate will be responsible for overseeing the day-to-day operations of our center, ensuring that all aspects of the property are running smoothly and efficiently.

Key Responsibilities
  • Hiring and Training: Hire, train, and supervise center hourly personnel to ensure they have the necessary skills and knowledge to perform their duties effectively.
  • Financial Management: Assist in the preparation of the annual budget for income, expenses, and capital expenditures, and monitor the budget on a monthly basis to ensure that the center is operating within budget.
  • Facilities Management: Directly responsible for the center's grounds, including initiating corrective action and follow-up as needed to ensure that the property is always up to company standards.
  • Compliance: Maintain center compliance with local, state, and federal codes, and update as required.
  • Reporting and Analysis: Advise the General Manager of significant deviations from approved operating budget or serious operational problems, and assist in the review and preparation of financial statements and monthly variance reports.
  • Contract Management: Bid contract services annually, review services provided, and recommend contractor changes as needed.
  • Construction and Move-Ins: Coordinate construction of tenant spaces, including preparation of space condition reports, and attend final construction walk-through for new tenants.
  • Service Requests: Monitor all service requests and work orders for timely completion, and take corrective action as required.
  • Invoice Approval: Review and approve invoices in accordance with budget.
  • Security and Incident Reporting: Directly responsible for evaluating the performance of contract security and reviewing/approving incident reports generated by contract security, and take corrective action as required.
  • Communication: Keep the General Manager and other corporate departments abreast of project occurrences and store openings and closings.
  • Delinquent Payments: Assist the General Manager in collecting delinquent payments from tenants.
  • Community Relations: Develop and maintain positive relations with city/local officials.
  • Contractor Management: Manage all service contractors to full compliance within the scope and specified guidelines.
  • Performance Appraisals: Conduct performance appraisals and recommend increases.
  • On-Duty Management: Act as manager on duty during holidays and weekends.
  • Daily Maintenance: Conduct daily maintenance inspections of the center for cleanliness, repairs, or improvements needed.
  • Budget Preparation: Participate in annual budget preparation as it relates to safety and maintenance of the center, grounds, and equipment.
  • Additional Responsibilities: Complete other assignments as deemed appropriate by the General Manager.
Requirements
  • Education: Bachelor's Degree in Business or related area, or completion of a related course of study from an accredited technical or trade school.
  • Experience: Five (5) years of experience in related work, two (2) of which shall have been in a supervisory capacity.
