Job Summary
We are looking for a Maintenance Technician II to manage the daily maintenance functions of our properties. This role is essential to our team, ensuring that our facilities, which primarily serve senior citizens, operate efficiently. You will be responsible for maintaining the safety and upkeep of the property, collaborating closely with the maintenance team. The position requires adaptability to both indoor and outdoor environments and the ability to respond resourcefully to unexpected situations.

Key Responsibilities

  • Perform maintenance and repairs on electrical, plumbing, heating, and cooling systems; doors, locks, windows, roofs, parking areas, lighting, and grounds as assigned.
  • Prepare units for new residents by cleaning, painting, repairing, and replacing various surfaces and fixtures.
  • Deliver exceptional customer service while interacting with residents.
  • Ensure that unit readiness is completed within a specified timeframe following move-out inspections.
  • Complete purchase request forms for supplies exceeding $50.
  • Assist in moving furniture, supplies, and equipment as needed.
  • Request and manage tools, equipment, and supplies; ensure safe storage and handling of materials.
  • Carry out custodial tasks including cleaning, mopping, and light bulb replacement.
  • Support safety regulations by identifying and reporting hazards.
  • Participate in staff meetings and complete assigned safety training.
  • Document completed work orders in the software system, detailing the tasks performed and materials used.

Qualifications and Requirements

  • High School diploma or equivalent.
  • At least two years of experience in maintenance roles.
  • Familiarity with Yardi Software.
  • Experience in apartment maintenance and knowledge of affordable housing standards.
  • Proficient in Yardi and Microsoft Office 365, with the ability to learn new systems quickly.
  • Demonstrated integrity, professionalism, and confidentiality.
  • Strong organizational skills with the ability to meet deadlines.
  • A valid driver's license and reliable transportation are essential.

Reporting Structure
This position reports directly to the Community Manager.
