Job Overview:
The Facilities Maintenance Leader is a crucial front-line manager within a manufacturing setting. This position is responsible for guiding maintenance efforts to achieve operational excellence. The Facilities Maintenance Leader focuses on minimizing losses through a continuous improvement approach, utilizing leadership capabilities to cultivate a collaborative team atmosphere. This role is dedicated to reducing maintenance-related disruptions and enhancing overall equipment effectiveness.

This role primarily operates during the day shift; however, flexibility to work nights, weekends, and holidays, as well as being on-call for a 24/7 operation, is essential.

Key Responsibilities:

System Ownership:

  • Oversee preventive maintenance systems for production lines and auxiliary machinery, emphasizing maintenance planning and breakdown reduction.
  • Lead the development and execution of 90-day loss-elimination strategies for the line, focusing on:
    • Minimizing both planned and unplanned downtime.
    • Managing maintenance and repair costs.
    • Enhancing the percentage of planned maintenance activities.
  • Reduce breakdown occurrences by tracking incidents and implementing corrective actions.
  • Actively engage in daily operational meetings and ensure adherence to the daily maintenance plan.
  • Address and resolve system defect lists promptly.
  • Support capital projects as prioritized by management.
  • Monitor and report on maintenance performance metrics.
  • Drive resolution of breakdown and defect handling items.
  • Analyze downtime data, investigate potential solutions, and recommend corrective actions to optimize equipment uptime.

Planning & Scheduling:

  • Identify recurring maintenance issues and recommend solutions, maintaining a comprehensive equipment failure history and lifecycle cost analysis.
  • Manage daily scheduling and resource allocation, including labor, repair parts, and external services.
  • Ensure safe execution of preventive maintenance and work orders with high-quality standards.
  • Conduct data analysis using maintenance management software to support problem-solving initiatives.
  • Communicate maintenance spending trends and forecasts to assist in budget management.
  • Collaborate with mechanics to develop and communicate effective maintenance job plans.
  • Establish and enhance preventive, predictive, and periodic maintenance programs.
  • Maintain a technical library of maintenance manuals, schematics, and electronic documents.
  • Coordinate contractor activities effectively.
  • For new capital projects:
    • Update asset management databases.
    • Develop comprehensive bills of materials for equipment.
  • Facilitate capital project work using maintenance resources.
  • Assist in the development and management of the maintenance budget.
  • Ensure proper capitalization of maintenance work and integrate it into facility forecasts.
  • Coordinate downtime schedules across departments for efficient execution of maintenance activities.
  • Work with production teams to schedule maintenance during operational windows.
  • Collaborate with distribution planning to create an annual maintenance schedule that aligns with production needs.
  • Respond to audits related to safety, sanitation, and insurance, managing follow-up actions.

Employee Development:

  • Mentor and develop maintenance team members, serving as a technical resource.
  • Foster effective relationships with all employees to create an environment of innovation and teamwork.
  • Provide ongoing performance feedback and coaching to team members.
  • Encourage positive employee relations through effective conflict resolution.
  • Ensure the team develops technical expertise in manufacturing processes.

Minimum Qualifications:

  • High School Diploma.
  • Strong customer service skills, focused on removing barriers for operators and maintenance staff.
  • In-depth knowledge of industrial, mechanical, and electrical systems.
  • Understanding of maintenance and reliability performance metrics.
  • Proven problem-solving, coaching, and training abilities.
  • Excellent organizational and communication skills.

Preferred Qualifications:

  • Bachelor's degree.
  • Two or more years of experience in a supervisory role within manufacturing, maintenance, or logistics.
  • Strong interpersonal, communication, and listening skills.
  • Ability to adapt to changing demands and priorities.
  • Demonstrated understanding of technology and solutions for technical challenges.
  • Strong analytical skills and business judgment.
  • Proven ability to lead and execute strategic initiatives in complex environments.
  • Experience in leading projects or significant improvement initiatives is preferred.
  • Willingness to take calculated risks in decision-making and improvement implementation.
  • Desire to drive change in a dynamic manufacturing environment.
  • Exceptional communication skills, both verbal and written.
  • Ability to motivate team members and foster a sense of ownership.
