Job Overview

As a key member of our team at Deca Property Management, you will collaborate closely with property supervisors and administrative personnel to deliver exceptional service to both property owners and residents. Your role will involve supporting, facilitating, and executing various aspects of property management.

Key Responsibilities
  • Act as the primary representative for property managers by conducting property visits as required.
  • Carry out move-in, move-out, and routine inspections, providing timely reports.
  • Collaborate with property managers and maintenance teams to outline work scopes for residents and owners.
  • Conduct quality checks and finalize approvals for rent-ready conditions.
  • Market available units by capturing photographs, creating video walkthroughs, completing description forms, and placing signage.
  • Manage the installation and removal of lock boxes and signs as necessary.
  • Maintain an updated list of lock boxes.
  • Apply for municipal inspections in person when required.
  • Post notices on doors as requested.
  • Check vacancy statuses upon request.
  • Assist the Property Manager with the monthly lease renewal report and market analysis.
  • Support the Property Manager in managing vacant and marketed units, providing feedback, researching comparable properties, and determining rental rates.
  • Execute tasks assigned by property managers.
  • When possible, take responsibility for assigned properties by maintaining common areas and ensuring cleanliness.

Overall Expectation: Ensure that cleaning supplies and essential tools are readily available. Perform minor repairs and quick clean-ups for properties that are vacant or ready for move-in. Always address small issues during property visits or return within one business day. Take pride in every property you oversee.

Leadership Responsibilities
  • Propose modifications to policies and procedures related to field staff to your Supervisor.
  • Foster collaborative relationships with all team members.
Qualifications
  • A minimum of 2 years of experience in leasing, property management, or a related field is preferred.
  • An Associate's degree is preferred.
  • Demonstrated leadership capabilities.
  • Strong critical thinking and analytical skills.
  • Excellent verbal and written communication abilities.
  • Customer service-oriented mindset.
  • Ability to manage multiple tasks and projects effectively.
  • Familiarity with fair housing compliance laws.
  • Knowledge of procedures and the ability to adhere to them.

Requirements:

  • Personal vehicle required (mileage reimbursed at $0.67 per mile).
  • Valid driver's license is necessary.
  • Auto insurance must provide a minimum of $100,000 in liability coverage.
