Facilities Operations Manager

****$500 SIGNING BONUS AFTER 90 DAYS OF EMPLOYMENT (FOR EXTERNAL CANDIDATES ONLY)****

As the Facilities Operations Manager, also referred to as Service Manager, you will oversee the comprehensive maintenance of the community, which includes managing schedules and the work output of the property's service team.

Key Responsibilities:

  • Address resident work orders and service requests; coordinate workload with service team members and ensure all requests are completed to standard.
  • Proactively identify and mitigate potential hazards by conducting regular property inspections and performing repairs or delegating tasks as necessary.
  • Ensure the daily maintenance of the grounds and property appearance meets company standards; responsible for the upkeep and security of all property-issued tools.
  • Conduct regular meetings with team members to enforce safety protocols; identify and recommend safety and skills training for all maintenance staff; may assist with property safety audits.
  • Oversee and ensure that established preventative maintenance programs are implemented, documented, and adhered to, while participating in ongoing training per BH program guidelines.
  • Diagnose issues and perform necessary repairs in areas such as HVAC, electrical, plumbing, carpentry, drywall, structural integrity, appliances, and apartment make-readies.

Qualifications/Skills:

  • Minimum of 2 years of experience in progressive maintenance, safety, and familiarity with major heating and air conditioning, plumbing, and electrical systems.
  • At least 2 years of experience and knowledge in building maintenance, repair, and preventative maintenance programs, including irrigation and pool systems, as well as appliance repair.
  • Basic computer skills necessary to perform job functions.
  • Strong communication and interpersonal skills, with a team-oriented mindset.
  • Ability to work effectively with a diverse group of individuals and clients.
  • Must provide own (industry-specific) hand tools.
  • A valid driver's license and/or reliable transportation is required.
  • HVAC certification or the ability to obtain it within the first 6 months of employment.
  • E.P.A Certification required (Type II - domestic HVAC systems).
  • CPO (Certified Pool Operator) certification or the ability to obtain it.

Work Schedule: 9am-6pm, Monday-Friday (work schedule may vary). Some overtime may be required, and the ability to work extended hours, including on-call duties, is necessary to meet business needs.
