Job Overview

POSITION SUMMARY:
The Residential Leasing Consultant engages directly with potential and existing residents by promoting, showcasing, and leasing apartments. This role serves as the representative of AHP Management Corp, ensuring all inquiries from applicants and residents are handled with professionalism and efficiency.


KEY RESPONSIBILITIES:
  • Prepare the property for guest arrivals before the office opens, adhering to established protocols.
  • Lease apartments while effectively marketing the property’s offerings to achieve and surpass targeted occupancy rates.
  • Support daily operations of the apartment community, including phone management, work order processing, data entry, and organizing resident events.
  • Conduct property tours for prospective residents, highlighting community amenities and showcasing model and available units.
  • Develop and implement effective sales and customer service techniques through excellent communication skills.
  • Create marketing initiatives to drive interest, including outreach to local businesses for lead generation and staging units for showings.
  • Maintain accurate records of available apartments, prospective residents, and lease renewal information.
  • Engage with current residents to discuss lease renewals, negotiating favorable terms.
  • Prepare lease documentation and welcome packages, ensuring clarity and accuracy for new and existing residents.
  • Conduct pre-qualifications and rental verifications in compliance with company and housing regulations.
  • Adhere to established policies for applicant qualification, screening, and acceptance.

Additionally, assist with resident gifts and manage move-in/move-out processes by inspecting units to ensure they are clean and ready for occupancy.


QUALIFICATIONS:
Education:
  • High School Diploma or GED required.
  • Associate's Degree or equivalent from a two-year college or technical school preferred.

Specialized Knowledge:
  • Experience in Sales and Customer Service.
  • Familiarity with Property Management Software and Low Income Housing Tax Credit (LIHTC) is a plus.

Other Requirements:
  • Completion of in-house training within the first 90 days of employment.
  • Demonstrated passion for the role and a positive attitude in the workplace.
