Role Overview and Responsibilities

At National Guard Employment Network, we are assembling a team of individuals focused on people-first principles who excel in exceeding expectations. Ideal candidates will demonstrate a proactive attitude, a mindset geared towards growth, and entrepreneurial spirit. The Leasing Operations Manager will oversee all leasing activities at the property.

This position is responsible for ensuring that our clients feel valued from the initial interaction throughout their entire journey.

The Leasing Operations Manager is tasked with creating an empowering framework for the team, ensuring a seamless and positive experience that respects our clients' most precious resource: their time.

This is an in-person role located on-site at the property.

Key Responsibilities:

Maintain the standards, best practices, policies, and procedures of National Guard Employment Network, emphasizing excellence in customer service
Build rapport with residents and guests to ensure they always feel appreciated
Participate in daily leasing meetings to discuss goals, recruitment, prioritize available units, and gather feedback for continuous improvement
Create a welcoming and inviting atmosphere for all prospects and residents.
Motivate team members daily to foster a positive and dynamic work environment.

Oversee leasing activities, including property tours, applicant qualification, closing deals with prospective residents, and communicating application outcomes.

Keep an updated database of residents while monitoring unit occupancy and availability.
Maintain Availability List and Status Report, tracking lease termination dates.
Ensure timely follow-up calls to all qualified leads within 24 hours.
Prepare accurate Daily Reports for ownership detailing tour statistics and lease counts.
Conduct market analysis, prepare surveys, and assist in off-site marketing initiatives.
Lead the Renewal Workflow with the Experience Team to adhere to notice periods.
Collaborate with the Marketing Department to organize events for prospective residents to enhance visibility and sales.

Enhance the company’s image by building relationships with influential local businesses and attending networking and industry events.

Assist residents with inquiries regarding ledgers, rentable items, lease generation, transfers, and violations leading to evictions.
Support the eviction process in compliance with legal directives and guidance from the Legal team.

Coordinate with staff to manage current leases, collect payments, post rental transactions, and process completed payments.

Assist in ensuring accurate Deposit Accounting for move-outs with the Director of Building Services to guarantee proper assessments.

Maintain all signage in optimal condition and visibility, ensuring it is well-lit and visible to traffic.

Regularly inspect the property to ensure it is in excellent condition and report any repair needs to the Director of Building Services.

Ensure compliance with Fair Housing regulations and all relevant laws, codes, and ordinances.
Manage lease audits, property inventory, and service contracts, arranging new contracts and terminating existing ones as necessary.

Conduct home inspections to assess completeness, functionality, and condition prior to occupancy with the Director of Building Services.

Complete all equipment and supply leases/purchases for the property.
Train new leasing associates.
Perform other related duties and assignments as required.

Qualifications and Skills

Required Skills and Experience

Bachelor's Degree or equivalent experience preferred
Experience in management and employee development
Proven success in a leasing environment
Familiarity with Yardi, CRM, Rent Café.
Proficient in Microsoft Office (Outlook, Excel, Word)
Strong understanding of operations and budget management
Ability to work independently and collaboratively
A drive for high-performance sales and a commitment to excellence
Analytical mindset with adaptability to market or team changes
Strong attention to detail, leadership capabilities, and sales acumen
Demonstrated ability to lead teams effectively
Excellent oral and written communication skills
Strong time management abilities
Computer literate with proficiency in email, MS Office, and related communication tools
Willingness to engage in training to comply with new or existing regulations
Proven ability to address and resolve customer concerns to prevent escalation
Flexibility to work evenings and weekends as needed
