Leasing Consultant - Affordable Housing (Part-Time / Temporary)

This role is designed as a Part-Time position, requiring approximately 20 hours of work each week, and is a Temporary assignment.

We are seeking a motivated and high-performing salesperson with a positive attitude, entrepreneurial mindset, and exceptional sales and customer service skills. This individual will independently drive the leasing process while maintaining composure in a fast-paced environment.

Importantly, Leasing Consultants often serve as the first point of contact for prospective residents, making a lasting impression of the Fairfield brand. They take pride in their professionalism and communicate passionately about our properties, influencing residents' decisions to join our communities.

There are ample opportunities for advancement within this dynamic role on the Fairfield Property Management Team. This position reports directly to the Community Manager, and successful associates may have the opportunity to progress to Assistant Community Manager.

KEY RESPONSIBILITIES:

CUSTOMER SERVICE & SALES

  • Serve as the initial contact for prospective residents, current residents, vendors, and Fairfield associates.
  • Facilitate the lease closing process by showcasing the community's quality and available amenities to prospective residents.
  • Assess customer needs, addressing concerns and escalating issues as necessary.
  • Utilize a friendly demeanor and conflict resolution skills to foster relationships.
  • Provide exceptional service to residents, exceeding their expectations and promoting resident retention.
  • Achieve sales targets, leasing ratios, and maintain high standards in customer service and resident satisfaction throughout the leasing process.

OPERATIONS

  • Oversee various administrative tasks, including managing lease files and maintaining accurate documentation and computer systems.
  • Verify application details, collect, and follow up on income verification as required for applicable housing programs.
  • Utilize property management software to streamline the leasing process.

MARKETING

  • Execute marketing and advertising initiatives, including updating social media platforms.
  • Stay informed about local market trends and conduct competitive analysis.

QUALIFICATIONS:

  • A minimum of one year of experience in customer service, sales, or retail is required.
  • Familiarity with Low Income Housing Tax Credit (LIHTC) is preferred.
  • Strong mathematical skills are essential.
  • Proficient typing and computer skills, with intermediate knowledge of Microsoft Outlook, Word, and Excel.
  • Excellent verbal and written communication skills are required.
  • Experience or knowledge in leasing or real estate is advantageous.
  • Ability to effectively close sales is highly preferred.
  • Understanding of tax credit, fair housing, and industry practices is a plus.
  • Experience with property management accounting software is beneficial.
  • A high school diploma or equivalent is required.
  • A valid driver's license may be necessary.
  • Flexibility to work a varied schedule, including weekends, evenings, and holidays.

Estimated Rate of Pay:

$ $20.43

This position is classified as non-exempt; the above range reflects hourly rates.

The displayed pay range for this position is based on the skills and experience required, as well as job complexity. Potential job offers may vary based on individual qualifications. This range reflects base pay only and does not include additional allowances, perks, commissions, or bonuses that may apply. In addition to base salary, Fairfield offers all full-time associates benefits upon meeting eligibility criteria, including:
