Tesoro Group is in search of a skilled Property Operations Manager to enhance the management team at one of our esteemed client’s senior living properties.

The successful candidate will possess a minimum of 2 years of experience in managing affordable housing, specifically in tax credit and income-restricted environments. This position is a contract-to-hire opportunity, with a potential transition to permanent employment after an initial evaluation period.

Compensation:
$26-$28/hour based on qualifications. This role is contract to hire after a designated period.

Work Schedule:
Monday to Friday, 8:30 AM to 5:00 PM, with occasional weekend availability required during peak periods.

The Property Operations Manager will oversee the daily functions of the community, ensuring a financially sound, well-maintained, and socially vibrant living environment.

This role also involves providing direction and support to the property staff.

Key Responsibilities:
Compliance: Ensure adherence to all relevant state, federal, and local regulations. Maintain compliance with city mandates and submit necessary reports. Stay informed on changes in fair housing laws.
Leadership: Cultivate and sustain professional relationships with residents, community stakeholders, and property owners. Uphold exceptional customer service standards and foster positive interactions with residents and external organizations.

Conduct regular property inspections to ensure adherence to community rules and maintain cleanliness and orderliness.

Collaborate with maintenance personnel regarding ongoing maintenance issues, budgetary concerns, and staffing challenges. Supervise, mentor, and evaluate property staff, including conducting annual performance reviews.
Financial Management: Achieve company targets for occupancy rates, rent collection, and timely compliance documentation. Manage property operations within established budgetary guidelines. Solicit bids and oversee contracted services. Assist in preparing the annual property budget and review all invoices for accuracy.
Property Management: Maintain an accurate waiting list and conduct thorough screenings of prospective residents.

Report to the regional manager and/or vice president regarding staffing decisions, including hiring and termination processes.

Authorize payroll for staff members. Ensure completion of monthly responsibilities on the last and first days of each month.
Market and lease available apartments, implementing effective advertising strategies. Meet all corporate deadlines and execute site improvements as outlined in budget plans.
Manage procurement of janitorial, maintenance, and office supplies. Keep the regional manager updated on operational and financial matters.
Develop and implement a comprehensive marketing strategy to achieve occupancy goals. Organize resident activities and maintain model apartments.

Qualifications:


Minimum of 2 years of experience in affordable property management, including lease management and recertifications.

Familiarity with government subsidy programs is essential. Proficient in Microsoft Office Suite, including Outlook and Excel. Experience with Yardi software is required. Candidates must successfully pass a background check prior to employment.
