Job Overview:

The Real Estate Financial Manager plays a vital role within the Finance department, overseeing all financial aspects related to Dimensional Fund Advisors' real estate activities. This position functions as an individual contributor, with primary responsibilities including assisting with real estate budgets, generating, distributing, and analyzing key reports for the Real Estate Operations team, and preparing month-end journal entries. The Real Estate Financial Manager will be accountable for regular and ad-hoc financial reporting and analysis, risk identification and mitigation, and fostering strong partnerships across Finance and the Real Estate Operations Team. Additionally, this role will focus on enhancing efficiency by streamlining manual processes in real estate accounting through redesign and automation solutions.

Key Responsibilities:

Real Estate Financial Oversight
  • Manage accounting for real estate operations, including rental income, maintenance, and capital expenditures, in compliance with company policies.
  • Collaborate with the Corporate Services property management team to ensure accurate recording and classification of expenditures in the general ledger based on the nature of the work performed and lease accounting principles.
  • Prepare all manual journal entries and reconcile balance sheet accounts related to Real Estate Operations as part of the month-end close process.
  • Work closely with the Accounts Payable team to provide guidance on invoice coding and technical assessments to determine whether transactions should be classified as operating expenses or capital expenditures.
  • Deliver regular reporting to the Real Estate Team, including rent rolls, transaction details, climate reporting, and other relevant areas.
  • Maintain a thorough understanding of standard lease types, terms, and conditions as a landlord, with the ability to review, comprehend, and operationalize lease agreements.
  • Participate in coordinating and executing an efficient financial planning process for our real estate holdings, ensuring alignment of transactions with FP&A and the company's strategic objectives.
  • Assist in preparing real and personal property tax submissions for states where Dimensional operates, as well as participating in insurance renewals and other ad hoc real estate activities. Support the preparation of the annual budget and report budget-to-actual results for analysis by Corporate Services and FP&A departments.
  • Effectively communicate the financial and operational outcomes of the company's real estate operations.
Process Improvement and Quality Management
  • Establish strategies and tactics, developing and communicating standards.
  • Foster and maintain cross-departmental partnerships, presenting solutions to complex issues as they arise and recommending process/system improvements.
  • Develop, coordinate, and enforce systems, policies, procedures, and productivity standards.
  • Lead the team in designing and adopting standard operating procedures and best practices within the Real Estate domain, driving continuous business/process improvement and efficiency.
  • Collaborate with the Finance Senior Management team to evolve real estate accounting services to better meet the holistic needs of the business today and in the future, assisting in trade-off decisions and team dynamics.
Qualifications:
  • Bachelor's Degree in Finance, Accounting, Economics, or a related field. CPA preferred but not required with extensive real estate accounting experience.
  • 8+ years of relevant finance/business/accounting experience, with a strong preference for knowledge of investment products.
  • Analytical skills, including the ability to synthesize quantitative and qualitative data to inform decision-making.
  • Advanced Microsoft skills for data analysis, including complex Excel functions, pivot tables, and other Excel tools.
  • Demonstrated ability to understand the technical aspects of lease agreements.
  • Excellent verbal and written communication skills, capable of articulating clear points of view on technical matters in concise and meaningful communications for various organizational levels.
  • A continuous learner and independent thinker.
  • Ability to build key relationships within Finance and across the organization. Highly motivated, participative, and collaborative team player with strong interpersonal skills.
  • Proven ability to manage multiple projects and deadlines.
  • Demonstrated ability to handle confidential, sensitive, and non-public information with discretion.
Preferred Knowledge, Skills, and Abilities:
  • Experience in the commercial real estate sector.
  • Familiarity with lease accounting applications such as Oracle, MRI, or Yardi is preferred but not required.
  • Technical expertise to review, understand, and administer financial terms within lease agreements into the company's financial records.
