Site Construction Manager

The Site Construction Manager will report directly to the General Superintendent of Keller Brothers, Inc. and collaborate closely with the Project Manager and other team members as necessary.

This role encompasses the planning, directing, coordinating, and supervising of daily construction operations at the project site, with accountability for the following Core Competencies:

GENERAL JOB RESPONSIBILITIES

Coordinating and scheduling Trade/Subcontractor activities; managing material and equipment deliveries, and tracking project progress.

Ensuring that all work complies with contract documents, Trade/Subcontractor Scope of Work, project timelines, and specifications.

Maximizing productivity, minimizing disruptions, and preventing downtime.

Understanding all scopes of work and assisting in resolving disputes.

Monitoring field time, equipment, and materials in relation to work changes.

Implementing and enforcing relevant safety and quality control policies and procedures.

Providing insights on innovative approaches to meet company needs.

Supporting business development and client relations by maintaining a clean, safe, and organized project environment.

Recognizing client requirements and achieving satisfactory outcomes.

Being well-informed about project status and prepared to address inquiries regarding the project and your role with confidence.

Establishing mutual goals and objectives for the company at the outset and documenting them to foster a collaborative atmosphere.

Completing assigned tasks promptly and within established guidelines and deadlines.

Upholding standards of personal appearance appropriate for the role of Site Construction Manager.

Leading by example to inspire subordinates.

Researching and presenting standardization ideas to enhance the efficiency and effectiveness of the company.

Assisting in ensuring that tasks assigned to others are completed accurately, neatly, and in accordance with company policies and procedures.

Helping to train new employees on company systems, policies, and procedures.

Overseeing and managing Keller tradespeople and laborers assigned to the project, ensuring optimal utilization of manpower.

Ensuring that Keller and rental equipment is used safely and maintained properly.

Forecasting manpower requirements for Keller.

Engaging in other projects and duties as assigned.

PROJECT-SPECIFIC RESPONSIBILITIES

Project Timeline

Collaborating with the Project Manager and Trade/Subcontractors to develop a comprehensive master project schedule.

Monitoring and updating the project schedule with the Project Manager and Scheduling Consultant on a bi-weekly basis.

Creating, preparing, and overseeing the Three Week Look Ahead Schedule.

Reviewing and updating work activity reports regarding tasks that should have occurred but did not, and tasks that should have commenced but did not.

Providing data to the Project Manager for inclusion in the monthly Project Status Report.

Maintaining the sequence of construction and reporting any changes to the Project Manager.

Identifying potential problem areas early and formulating contingency plans to ensure successful project delivery and adherence to schedule.

Meetings/Inspections

Participating in Trade/Subcontractor Pre-Construction Meetings.

Attending Owner Progress Meetings.

Preparing, conducting, and documenting all weekly Trade/Subcontractor Coordination Meetings.

Preparing, conducting, and documenting all Trade/Subcontractor Preparatory Meetings.

Preparing, monitoring, and documenting all Third Party and Jurisdictional Meetings and Inspections.

Preparing, conducting, and documenting all Quality Control Meetings and Inspections.

Preparing, conducting, and documenting all Safety Meetings and Inspections.

Documentation

Preparing and maintaining the Material & Equipment Delivery Tracking Log.

Preparing and maintaining Daily Reports consistently, including uploading to the company server.

Preparing and maintaining timely Project Photographic Records with assistance from the Assistant Superintendent and/or the Assistant Project Manager.

Preparing and maintaining timely Project As-built Records, including posting addenda, requests for information, site changes, and clarifications on a weekly basis.

Documenting all key issues through field correspondence.

Reviewing and preliminarily approving all major Trade/Subcontractor submittal shop drawings.

Developing and reviewing requests for information with the Project Manager.

Safety

Ensuring that the project and its personnel adhere to company safety and jurisdictional policies.

Taking immediate action to rectify unsafe conditions.

Issuing notices of safety violations or dismissing personnel not complying with safety requirements.

EXPERIENCE AND QUALIFICATIONS
  • 7+ years of experience in the commercial construction sector, preferably in K-12 construction.
  • Ability to interpret drawings, plans, and blueprints.
  • Comprehensive understanding of construction operations and processes.
  • Proven ability to manage and lead on-site project teams to successful completion.
  • Exceptional written and verbal communication skills.
  • Strong organizational and leadership capabilities.
  • Proficiency in MS Office applications.
  • Robust problem-solving skills.
  • OSHA 30-hour certification is preferred.
