POSITION SUMMARY

The Construction Cost Analyst is tasked with overseeing the planning, management, and coordination of daily construction activities. This role primarily operates from the central office and necessitates occasional site visits.

KEY RESPONSIBILITIES

· Collaborate effectively with the Estimating Coordinator to ensure all bid submission requirements are met.

· Responsible for comprehensively understanding and executing projects from bid through detailed review of plans and specifications, including site visits and pre-bid meetings as necessary.

· Interpret bid documents and create comprehensive spreadsheets that encapsulate the complete Scope of Work. Generate and monitor RFI inquiries, and manage agenda reviews.

· Prepare takeoffs as required, tailored to the specific nature of the project and expected trade coverage.

· Oversee compliance with minority business goals, wage scale mandates, bid alternates, unit pricing, and other essential components of a compliant bid submission. Clearly communicate requirements to bidding trade contractors as relevant to their work.

· Develop and manage bidders lists for projects, encouraging trade contractor participation through an online bid management system. Track bid participation closely and review progress with the Estimating Director at regular intervals.

· Create and distribute project trade scopes of work as necessary.

· Maintain active communication with subcontractors throughout the bidding process to ensure coordinated scope.

· Build and sustain relationships with new trade contractors while nurturing existing partnerships.

· For awarded projects, negotiate scope and pricing with selected trade contractors, formalizing agreements through the issuance of letters of intent.

· Conduct turnover meetings with project managers to outline project scope, highlight notable project components, and discuss buyout status.

· Represent the estimating department in preconstruction activities, budgeting for larger projects, enhancing owner and design team interactions, value engineering, and assisting in the establishment and development of scope packages.



EDUCATION AND EXPERIENCE

· Minimum of 3 years of experience in estimating for a commercial general contractor.

· Experience in estimating for educational and public municipality projects (e.g., fire stations, libraries, police stations, community centers) is advantageous.

· Proven track record of successfully bidding and budgeting projects while maintaining robust subcontractor relationships.

· Familiarity with the subcontractor post-bid buyout and negotiation process, including the issuance of letters of intent.

· Proficient in Microsoft Office Suite, particularly Outlook, Excel, and Word.

· Experience with Bluebeam Revu is preferred.
