We are in search of a dedicated and client-oriented Mortgage Loan Officer to become a part of Homewise. The primary objective of this position is to utilize independent judgment in advising and assisting mortgage loan applicants in obtaining an affordable mortgage. Key Responsibilities

  • Establish connections with clients within 24 hours of referral. Organize the collection, ordering, and duplication of all essential information, including income verification, asset verification, credit profiles, and other supporting documents necessary for completing a loan application. This may encompass Title Binders, Appraisals, and Employment Verifications.
  • Assess all information provided by the client and analyze the applicant's financial circumstances to determine loan eligibility. Collaborate with the Processor to evaluate supporting documentation.
  • Advise on suitable loan structures to access the most cost-effective funding sources while optimizing Homewise resources.
  • Exercise discretion in recommending approval or denial of loan applications and selecting the most appropriate loan programs for clients.
  • Notify all applicants of their credit decisions, rates, and terms. Where applicable, inform them of affordability based on credit evaluations and/or resolution of credit issues.
  • Promptly communicate any changes in the status of a client's qualification or application to all relevant parties, including clients, Realtors, Home Selection Counselors, and Real Estate Development staff.
  • Complete application forms, consumer loan disclosures, and customer checklists. Transfer client information to the Processor within 5 days of borrower assignment.
  • Provide guidance to clients with minor credit challenges.
  • Secure loans with investors in accordance with Homewise policies for pricing and return rates, request extensions when necessary, and execute pair-offs in cases of denied locked loans.
  • Regularly attend closings to support borrowers.
  • Utilize Fannie Mae Desktop Underwriter, Calyx Point loan origination system, DocVelocity (ICE DDA), STARS (Salesforce), and Microsoft Office to maintain various reports. Keep organized files for easy access by others.
  • Participate in establishing team goals and objectives on an annual basis.
  • Collaborate closely with other internal departments to ensure best practices in customer service.
  • Adhere to all relevant regulations, policies, and procedures.

Expected Outcomes

  • Meet individual and team targets for first mortgage loans closed, as well as refinance and home improvement loans closed, as applicable.
  • Exhibit a high level of customer service and responsiveness when interacting with clients and business contacts.
  • Manage the pipeline of clients to ensure that each customer's home purchase mortgage loan closes on the originally specified date in the Real Estate Purchase Contract, with extensions only due to circumstances beyond Homewise's control.

Qualifications

  • Bilingual in English and Spanish: Due to the diverse clientele we serve, it is essential that the Mortgage Loan Officer is fluent in both English and Spanish, both spoken and written.
  • Customer Service: Highly responsive to both internal and external customer inquiries, consistently exceeding customer expectations. Adhere to Homewise Inc. Customer Service Standards and act with empathy.
  • Listening Skills: Listen to understand others' perspectives. Anticipate customer needs and provide innovative solutions.
  • Communication Skills: Clearly articulate issues, both verbally and in writing.
  • Flexibility and Adaptability: Quickly adjust to changing priorities and conditions. Effectively manage complexity and change.
  • Computer Skills: Proficient in Microsoft Excel, Word, Outlook, Windows, and other software applications, including familiarity with Loan Origination Systems.
  • Independent Work: Ability to work autonomously with minimal supervision.
  • High Standards: Expect personal performance to be of the highest quality.

Education and Experience

  • High school diploma or equivalent required.
  • A minimum of two years' experience in mortgage lending or a related field is required.
  • State of New Mexico Mortgage Loan Originator license.
  • Ability to serve Spanish-speaking clients in Spanish is required.

Work Schedule

  • Must be available to work flexible hours, including evenings and/or weekends.

Physical Requirements

  • This role is primarily sedentary; however, some filing is necessary, which may involve lifting files, opening filing cabinets, and bending or standing as needed.
  • Must be able to occasionally lift up to 20 pounds.
  • Must be able to navigate various client business offices and workspaces.
