We are in search of a passionate and client-oriented Mortgage Loan Officer to be part of Homewise. The core responsibility of this position is to utilize independent judgment in advising and aiding mortgage loan applicants in obtaining an affordable mortgage solution. Key Responsibilities
- Establish connections with clients promptly after referral. Oversee the collection, organization, and duplication of all necessary documentation, including income verification, asset verification, credit profiles, and other supporting materials required for a loan application. This may involve Title Binders, Appraisals, and Employment Verifications.
- Assess all information submitted by the client and analyze the applicant's financial standing to determine loan eligibility. Collaborate with the Processor to review the necessary documentation.
- Advise on suitable loan structures to access the most cost-effective funding sources while optimizing Homewise resources.
- Exercise discretion in recommending approval or denial of loan applications and determining the most appropriate loan programs for clients.
- Communicate all credit decisions, rates, and terms to applicants. Where applicable, provide insights on affordability based on credit assessments and/or resolution of credit issues.
- Timely notify all relevant parties, including clients, Realtors, Home Selection Counselors, Real Estate Development staff, and others, of any changes in the status of a client's qualification or application.
- Complete loan applications, consumer loan disclosures, and client checklists. Transfer client information to the Processor within a specified timeframe after borrower assignment.
- Advise clients with minor credit challenges.
- Secure loans with investors in accordance with Homewise policies regarding pricing and rate of return, request extensions as needed, and execute pair-offs in the event of locked loan denials.
- Regularly attend closings to provide assistance to borrowers.
- Utilize Fannie Mae Desktop Underwriter, Calyx Point loan origination system, DocVelocity (ICE DDA), STARS (Salesforce), and Microsoft Office to maintain various reports. Keep organized files for easy access by others.
- Engage in setting annual team goals and objectives.
- Collaborate closely with other internal departments to ensure best practices in customer service.
- Adhere to all relevant regulations, policies, and procedures.
Expected Outcomes
- Meet individual and team targets for closed first mortgage loans, refinances, and home improvement loans, as applicable.
- Exhibit a high level of customer service and responsiveness when interacting with clients and business contacts.
- Manage the customer pipeline effectively to ensure that each client's home purchase mortgage loan closes on the originally specified date in the Real Estate Purchase Contract, with extensions only due to circumstances beyond Homewise's control.
Qualifications
- Bilingual in English and Spanish: Fluency in both English and Spanish, both spoken and written, is essential due to the diverse clientele we serve.
- Customer Service: Highly responsive to both internal and external customer inquiries, consistently exceeding customer expectations. Adhere to Homewise Inc. Customer Service Standards and act with empathy.
- Listening Skills: Listen attentively to understand others' perspectives. Anticipate customer needs and propose innovative solutions.
- Communication Skills: Clearly articulate issues, both verbally and in writing.
- Flexibility and Adaptability: Quickly adjust to changing priorities and conditions. Effectively manage complexity and change.
- Computer Skills: Proficient in Microsoft Excel, Word, Outlook, Windows, and other software applications, including familiarity with Loan Origination Systems.
- Work Independently: Capable of working independently with minimal supervision.
- High Standards: Maintain a commitment to personal performance that meets the highest standards.
Education and Experience
- High school diploma or equivalent required.
- A minimum of two years' experience in mortgage lending or a related field is required.
- Possession of a State of New Mexico Mortgage Loan Originator license.
- Ability to serve Spanish-speaking clients in Spanish is required.
Work Schedule
- Must be available to work flexible hours, including evenings and/or weekends.
Physical Requirements
- This position is primarily sedentary; however, some filing is required, which may involve lifting files, opening filing cabinets, and bending or standing as necessary.
- Must be able to occasionally lift up to 20 pounds.
- Must be able to navigate various client business offices and workspaces.
