Job Summary:

Seneca Resources is seeking a highly skilled and experienced Superintendent of Operations to oversee the day-to-day management of our facilities. This is a critical role that requires a strong understanding of building systems, maintenance procedures, and supervisory skills.

Key Responsibilities:

  • Supervise and Coordinate Maintenance Staff: Oversee the work of maintenance personnel, including painters, maintenance workers, and porter guards. Ensure that tasks are completed efficiently and effectively.
  • Facilities Management: Responsible for the maintenance and monitoring of facilities, including HVAC, boilers, plumbing, electrical, and other systems.
  • Vendor Relations: Manage vendor relationships and ensure that work is completed to a high standard. Solicit bids and oversee the work of outside contractors.
  • City, State, and NYFD Violations Processing: Address and resolve violations in a timely manner, including assigning repairs and following up on completion.
  • Other Assigned Duties: Submit weekly status reports, respond to on-call emergencies, maintain Material Safety Data Sheets, and ensure that utility rooms and workshops are kept clean and safe.

Requirements:

  • High School Graduate or Equivalent: Required.
  • At Least 5 Years Experience in Building Maintenance and Supervision: Required.
  • Strong Working Knowledge of Building Systems: Required, including HVAC, boilers, appliances, electrical, plumbing, carpentry, and general construction.
  • Possession of FDNY and Other NYC Required Certificates: Required.

Working Environment:

This is a full-time position that requires a strong work ethic and attention to detail. The successful candidate will be able to work independently and as part of a team to achieve goals and objectives.
