Facilities Operations Manager

Overview:
Reporting to the Director of Maintenance and Trades, the Facilities Operations Manager is tasked with overseeing and directing repair, minor renovation, and preventive maintenance initiatives essential for the daily operations of Barnard College's expansive physical campus, which encompasses 1.3 million square feet. This role is integral to strategic planning for facility maintenance and enhancements, contributes to sustainability initiatives, and ensures adherence to all regulatory standards. The manager supervises a team of supervisors, building superintendents, and unionized trade personnel across various trades including electrical, mechanical, plumbing, HVAC, locksmithing, painting, masonry, carpentry, and general service mechanics.

Key Responsibilities:
  • Supervise daily operations related to all mechanical and building trade functions, including skilled trades such as electrical, plumbing, HVAC, and more. Manage two supervisors who oversee the trades staff, and provide direction to contract workers. Ensure efficient and accurate assignment and execution of work orders, utilizing technical tools to enhance the work-order process.
  • Monitor work order requests closely, setting priorities and assigning tasks to staff while ensuring quality standards are met. Conduct daily site visits to assess productivity and provide feedback.
  • Implement departmental policies and procedures, monitor employee performance, and ensure staff receive necessary training and resources. Participate in hiring and disciplinary processes as needed.
  • Manage service contracts for various trades and contribute to operational policy development. Maintain accurate records for inspections and compliance.
  • Conduct inspections of campus buildings and mechanical systems, identifying necessary repairs and coordinating with the Capital Projects department for larger projects.
  • Develop and maintain a preventive maintenance program for all mechanical equipment, ensuring efficient scheduling and resource allocation.
  • Prepare cost analyses for repairs and renovations, determining the need for outside contractors and assisting in contractor selection.
  • Ensure compliance with safety regulations and develop training programs for trades personnel.
  • Manage inventory and procurement of specialized tools and equipment.
  • Perform additional duties as assigned to support the effective implementation of departmental functions.
Qualifications:

Skills and Abilities:
  • Strong record-keeping and reporting skills.
  • Ability to coordinate work activities and communicate effectively.
  • Problem-solving skills and sound judgment in applying policies and procedures.
  • Knowledge of building maintenance processes and sustainability initiatives.
  • Proficient in computer applications and familiar with architectural plans.
  • Experience in financial management and budgetary practices.
Required Qualifications:
  • Bachelor's degree or equivalent experience in mechanical/structural trades or building construction.
  • Minimum of five years of facilities management experience, including supervision of operations and maintenance.
Preferred Qualifications:
  • Experience managing union-represented staff.
  • Project management skills with knowledge of building maintenance and construction.
Physical Requirements:
  • Able to perform physical tasks including lifting and carrying objects up to 50 lbs.
Salary Range: $95,000 annually
