Assistant Manager for Housing Services

We are looking for a qualified individual to fill the role of Assistant Manager for Housing Services at Garfield Hills Apartments. The ideal candidate will be a proactive and engaging leader with practical experience and a proven track record in managing teams and overseeing daily operations.

QUALIFICATIONS

Reporting directly to the Property Manager, the successful applicant will excel in a collaborative environment and should possess the following qualifications:
  • Prior experience with government-assisted and subsidized housing programs is essential. Familiarity with recertification processes is a must.
  • Certification as a Tax Credit Specialist and/or Certified Occupancy Specialist is required.
  • Hands-on experience and a demonstrated ability to assist in daily operations, maintenance programs, marketing and leasing activities, occupancy, and annual tenant certifications.
  • Excellent verbal, written, and customer service communication skills are crucial; proficiency in computer applications (especially MS-Word, Excel, and Outlook) is advantageous, as is experience with Yardi software.
  • Ability to envision and foster, in collaboration with the manager, residents, and staff, a harmonious and cohesive community atmosphere.
  • A flexible mindset, positive attitude, team-oriented approach, and eagerness to learn are essential traits.

RESPONSIBILITIES

The Assistant Manager for Housing Services will support the Property Manager by managing various assigned tasks, including:
  • Ensuring that systems comply with HUD and state housing agency regulations.
  • Guaranteeing that all applicable regulations are established or created to enhance resident and employee safety and health.
  • Ensuring that all contracts are professionally drafted and that adequate engineering specifications are included for all major repair work.
  • Maintaining compliance with all Federal, State, and Local laws.
  • Assisting in rent collection, processing move-ins/move-outs in the Yardi system, and completing annual and interim certifications of households.
  • Collaborating closely with other staff members working in the property's office or maintenance area.
