Tax Credit Property Manager

At Serenity Management, we are seeking a highly skilled Assistant Property Manager to join our team. The ideal candidate will have a proven track record in property management, specifically in tax credit compliance. The successful candidate will be responsible for assisting with managing all aspects of our residential properties, ensuring high occupancy rates, maximizing profitability, and maintaining a high level of satisfaction for both property owners and tenants.
Key Responsibilities:
- Supervise and provide guidance to team members to ensure they understand and comply with tax credit regulations.
- Train team members on tax credit requirements, procedures, and best practices.
- Delegate tasks effectively to ensure all aspects of tax credit compliance are being addressed.
- Conduct regular team meetings.
- Monitor team performance and provide feedback and support as needed.
- Oversee the financial operations of the property, including budgeting, forecasting, and financial reporting.
- Manage accounts payable and accounts receivable processes, ensuring timely payments and collections.
- Monitor and analyze the property's financial performance, identifying areas of improvement and cost-saving opportunities.
- Work with vendors and contractors to negotiate contracts and pricing for services.
- Prepare financial statements and reporting to owners and stakeholders.
- Qualify prospective tenants using background checks and references.
- Accept rental payments and provide receipts.
- Respond to tenant inquiries.
- Maintain deep knowledge of the local market and housing trends.
- Negotiate leasing terms and close deals.
- Inspect properties on a regular basis and schedule necessary maintenance/repairs.
- Provide administrative support and other duties as assigned.
- Follow all Equal Housing Opportunity guidelines, local laws, and company policies.
Requirements:
- Proven working experience in property management (Tax Credit).
- High school diploma/GED required, Bachelor's degree preferred.
- Property Management or Real Estate License preferred.
- Deep understanding of fair housing laws and leasing practices.
- Excellent communication, negotiation, and sales skills.
- Experience with property management software preferred (One Site).
