Estimated Salary:$106,700 - $156,200 per year.
Job Description:
As a General Manager at JLL, you will play a pivotal role in driving the success of our clients and properties. Your primary responsibilities will include:
- Developing, gaining consensus for, implementing, and reporting on management plans for assigned assets.
- Regularly inspecting facilities and equipment to review inventory and property condition, and determining the extent of service and equipment required.
- Recommending, justifying, developing, and coordinating projects that enhance the value of office buildings and comply with JLL and client standards and procedures.
- Assigning employees or vendors to duties such as maintenance, repair, or renovation and obtaining bids for additional work from outside contractors pursuant to client and JLL guidelines.
- Notifying tenants of special projects, emergencies, or other requests.
Key Responsibilities:
The General Manager will be responsible for overseeing day-to-day operations, prioritizing tasks, and providing direction to engineering staff. This includes managing major construction projects, reviewing construction specifications or plans, obtaining advice from the Chief Engineer, Operating Engineers, and/or engineering/design consultants, and overseeing all preventative maintenance programs. Additionally, the General Manager will participate in lease reviews, negotiations, and administration, maintain intimate knowledge of lease agreements, ensure compliance from an accounting standpoint, and act upon from an operations point of view. Other key responsibilities include competitively bidding and preparing service contracts, acting as primary contact for service contractors and vendors, ensuring adherence to annual budgeted revenue, operating, and capital expenses, and preparing and/or reviewing adjustments to tenant billing processes.
Required Skills and Qualifications:
To excel in this role, you will need:
- An Associate or Bachelor's Degree, preferably in finance, accounting, or a related field.
- A Real Estate Broker's License.
- A minimum of five years of commercial real estate or property management experience.
- A minimum of three years of people-management experience.
- Familiarity with building systems, lease negotiations, documentation, and administration.
- Excellent communication and mathematical skills, including the ability to read, analyze, and interpret legal documents, professional journals, technical procedures, or government regulations.
- Proficiency in Microsoft Office Suite and the ability to learn new programs and technology.
- Capability of managing construction projects, such as tenant improvements, restroom renovations, and major repair and maintenance projects.

Work Environment:
This position requires regular sitting, standing, walking, reaching, stooping, kneeling, crouching, or crawling. You will also be required to use keyboards for typing and computer input, reading video display terminals, order forms, and written documents, lifting a minimum of thirty-five pounds, using stairwells during emergencies, and hearing, speaking, and answering the office telephone system.
