Position Summary:

We are seeking a Senior Ancillary Project Manager to oversee a significant technical manufacturing initiative. This role encompasses all facets of project execution, from initial planning to final commissioning.

Key Responsibilities:

Pre-Construction / Design / Planning:

  • Collaborate with General Contractors (GC) and Architectural Engineers (AE) to develop the Master Project Schedule, focusing on critical paths and essential milestones.
  • Assist in establishing the project budget, incorporating both soft and hard costs.
  • Support contract negotiations, typically alongside the Client's Project Manager and legal advisors.
  • Coordinate activities among the Design Team.
  • Ensure that the AE meets all municipal and Authority Having Jurisdiction (AHJ) requirements.
  • Facilitate a Constructability review of project documentation.
  • Work with subcontractors and vendors to address scope gaps and changes in cost estimates.
  • Lead Value Engineering initiatives.

Construction Phase:

  • Manage the General Contractor and other contracted vendors in collaboration with the onsite Construction Management team.
  • Ensure adherence to quality control processes and compliance with required standards.
  • Promote a client-centric culture that aligns with Environmental, Health, and Safety (EHS) policies.
  • Oversee procurement activities and coordinate all owner-furnished contractor-installed equipment.
  • Provide comprehensive reporting and tracking of project financials, including change order management and cash flow.
  • Monitor and analyze project schedules.
  • Implement document control processes for tracking addenda, bulletins, new drawing sets, and clarifications.
  • Ensure Quality Assurance/Quality Control (QA/QC) measures are followed and report any discrepancies.
  • Track all essential project documents, including submittals, Requests for Information (RFIs), change orders, invoices, and lien releases.
  • Coordinate and manage all Owner-direct vendors in collaboration with supply chain and consultants.

Project Close-Out:

  • Initiate the close-out process well in advance of project completion, typically two to three months prior, in coordination with the client’s document control team.
  • Define close-out documentation requirements and ensure receipt of all necessary documents, including warranties, as-built drawings, and operation & maintenance manuals.
  • Oversee the punch list, substantial completion, and final completion processes through the onsite Construction Management team.
  • Negotiate and resolve any outstanding change orders, quality issues, or disputes.
  • Process and track final invoices, payment applications, and retention payments.
  • Prepare and submit final project accounting and budget reports.
  • Assist the client in scheduling, coordinating, and managing all Owner-direct vendors and consultants.
Qualifications:
  • Minimum of 8 years of relevant construction experience.
  • Familiarity with formal Project Management methodologies.
  • Experience in cross-functional team participation within a high-tech, dynamic environment.
  • Strong problem-solving, critical thinking, and analytical skills.
  • Proven success in delivering high-quality programs.
  • Ability to present effectively to senior management for approvals.
  • Passionate about addressing complex challenges within tight timelines.
  • Detail-oriented with excellent written and verbal communication skills, capable of multitasking in a fast-paced environment.
  • Experience in pharmaceutical or manufacturing construction is preferred.
  • Bachelor's Degree in Construction Management, Business Administration, Project Management (or PMP), Engineering, or a related field; MBA is a plus.
