Position Summary:

We are seeking a Senior Ancillary Project Manager to oversee a significant technical manufacturing initiative. This role encompasses all facets of project execution, from initial planning to final commissioning.

Key Responsibilities:

Pre-Construction / Design / Planning:

  • Collaborate with General Contractors (GC) and Architectural Engineers (AE) to develop and finalize the Master Project Schedule, focusing on the Critical Path and essential milestones.
  • Assist in establishing the project budget, encompassing both soft and hard costs.
  • Facilitate contract negotiations, typically in conjunction with the Client's Project Manager and legal advisors.
  • Coordinate activities of the Design Team.
  • Ensure compliance with municipal and Authority Having Jurisdiction (AHJ) requirements by the AE.
  • Oversee the Constructability review of project documentation.
  • Work with subcontractors and vendors to coordinate cost estimates for scope adjustments.
  • Lead Value Engineering initiatives.

Construction Phase:

  • Manage the General Contractor and other directly contracted vendors in collaboration with the on-site Construction Management team.
  • Implement quality control processes to ensure adherence to required standards.
  • Promote a client-centric culture to ensure project and site operations align with client EHS policies.
  • Direct procurement activities and manage all owner-furnished contractor-installed equipment.
  • Provide comprehensive reporting and tracking of project financials, including change order management and cash flow.
  • Monitor project schedules, conducting tracking and analysis.
  • Establish and maintain document control processes for addenda, bulletins, new drawing sets, and clarifications.
  • Ensure compliance with QA/QC protocols and report any discrepancies.
  • Track all critical project documents, including submittals, RFIs, change orders, invoices, and lien releases.
  • Coordinate and manage all Owner-direct vendors in collaboration with supply chain and consultants.

Project Close-Out:

  • Initiate the close-out process well in advance of project completion, typically two to three months prior, in collaboration with the client’s document control team, establishing timelines and responsibilities.
  • Define close-out documentation requirements and ensure receipt of all necessary documents, including warranties, as-builts, and O&M manuals.
  • Oversee the punch list, substantial completion, and final completion processes through the on-site Construction Management team.
  • Negotiate and resolve any outstanding change orders, quality issues, or disputes.
  • Process and track final invoices, payment applications, and retention payments.
  • Prepare and submit final project accounting and budget reports.
  • Assist the client in scheduling, coordinating, and managing all Owner-direct vendors and consultants.
Qualifications:
  • 8+ years of relevant experience in construction.
  • Familiarity with formal Project Management methodologies.
  • Experience in cross-functional team participation within a high-tech, dynamic environment.
  • Strong problem-solving, critical thinking, and analytical abilities.
  • Demonstrated success in delivering high-quality programs.
  • Ability to present effectively to senior management for approvals.
  • Passionate about addressing complex challenges within tight timelines.
  • Detail-oriented with excellent written and verbal communication skills, capable of multitasking in a fast-paced environment.
  • Experience in pharmaceutical or manufacturing construction is preferred.
  • Bachelor's Degree in Construction Management, Business Administration, Project Management (or PMP), Engineering, or a related field; MBA is a plus.
