Position Summary:We are seeking a Senior Ancillary Project Manager to oversee a significant technical manufacturing initiative. This role encompasses all facets of project execution, from initial planning to final commissioning.
Key Responsibilities:Pre-Construction / Design / Planning:
- Collaborate with General Contractors (GC) and Architectural Engineers (AE) to develop and finalize the Master Project Schedule, focusing on the Critical Path and essential milestones.
- Assist in establishing the project budget, encompassing both soft and hard costs.
- Facilitate contract negotiations, typically in conjunction with the Client's Project Manager and legal advisors.
- Coordinate activities of the Design Team.
- Ensure compliance with municipal and Authority Having Jurisdiction (AHJ) requirements by the AE.
- Oversee the Constructability review of project documentation.
- Work with subcontractors and vendors to coordinate cost estimates for scope adjustments.
- Lead Value Engineering initiatives.
Construction Phase:
- Manage the General Contractor and other directly contracted vendors in collaboration with the on-site Construction Management team.
- Implement quality control processes to ensure adherence to required standards.
- Promote a client-centric culture to ensure project and site operations align with client EHS policies.
- Direct procurement activities and manage all owner-furnished contractor-installed equipment.
- Provide comprehensive reporting and tracking of project financials, including change order management and cash flow.
- Monitor project schedules, conducting tracking and analysis.
- Establish and maintain document control processes for addenda, bulletins, new drawing sets, and clarifications.
- Ensure compliance with QA/QC protocols and report any discrepancies.
- Track all critical project documents, including submittals, RFIs, change orders, invoices, and lien releases.
- Coordinate and manage all Owner-direct vendors in collaboration with supply chain and consultants.
Project Close-Out:
- Initiate the close-out process well in advance of project completion, typically two to three months prior, in collaboration with the client’s document control team, establishing timelines and responsibilities.
- Define close-out documentation requirements and ensure receipt of all necessary documents, including warranties, as-builts, and O&M manuals.
- Oversee the punch list, substantial completion, and final completion processes through the on-site Construction Management team.
- Negotiate and resolve any outstanding change orders, quality issues, or disputes.
- Process and track final invoices, payment applications, and retention payments.
- Prepare and submit final project accounting and budget reports.
- Assist the client in scheduling, coordinating, and managing all Owner-direct vendors and consultants.
- 8+ years of relevant experience in construction.
- Familiarity with formal Project Management methodologies.
- Experience in cross-functional team participation within a high-tech, dynamic environment.
- Strong problem-solving, critical thinking, and analytical abilities.
- Demonstrated success in delivering high-quality programs.
- Ability to present effectively to senior management for approvals.
- Passionate about addressing complex challenges within tight timelines.
- Detail-oriented with excellent written and verbal communication skills, capable of multitasking in a fast-paced environment.
- Experience in pharmaceutical or manufacturing construction is preferred.
- Bachelor's Degree in Construction Management, Business Administration, Project Management (or PMP), Engineering, or a related field; MBA is a plus.
