Position Overview:

The Capital Project Cost Analyst plays a crucial role in supporting the Project Management Team by providing detailed cost assessments for significant capital improvement and renovation initiatives across the portfolio of HEI Hotels & Resorts. This role is integral in facilitating functional programming, facilities design, and construction processes to ensure successful project delivery. The analyst will report directly to the Senior Director.

Key Responsibilities:

The Capital Project Cost Analyst will assist the project execution team and internal stakeholders by compiling and analyzing project cost calculations. This role involves collaboration with external teams, including architects, engineers, consultants, contractors, and vendors, throughout the planning, design, and renovation phases of hotel projects. Specific responsibilities include:

  • Comprehensively analyzing project documents, blueprints, and plans to understand project requirements.
  • Applying knowledge of CSI construction formatting.
  • Utilizing takeoff software (preferably Bluebeam) to quantify project elements.
  • Identifying design or project factors that may impact overall project costs.
  • Understanding the key components of a scope of work, particularly in hospitality, including construction, FFE, and professional fees.
  • Creating cost models and generating estimates for renovation and new construction projects.
  • Building and maintaining relationships with vendors and contractors to stay informed on cost trends.
  • Managing bid processes, including obtaining and analyzing bids from vendors and contractors.
  • Leveraging historical data to prepare cost analyses and executive summaries.
  • Presenting and clarifying estimates to management and stakeholders.
  • Assisting in the development of project-specific scope and budget documents for acquisitions and brand negotiations.
  • Supporting the drafting of project schedules aligned with source documents.
  • Preparing documentation for issue analysis and review.
  • Documenting project meetings by issuing agendas and minutes as necessary.
  • Completing project-specific tasks to meet or exceed client expectations and fulfill contractual obligations.
  • Upholding the highest standards of professionalism and ethics.

Qualifications:

  • 2-3 years of experience in construction cost management or project cost estimation, preferably in hospitality.
  • Fundamental knowledge of construction, lodging, and real estate development.
  • Understanding the roles of external project consultants, including project managers, architects, and contractors.
  • Exceptional organizational skills with the ability to produce high-quality reports promptly.
  • Proficiency in MS Project, Excel, Word, PowerPoint, and Bluebeam; familiarity with other design software is advantageous.
  • Experience with project management and accounting software platforms.
  • Strong written, verbal, and presentation skills.
  • Ability to work collaboratively within a team and possess excellent interpersonal skills.
  • Experience in managing processes and promoting improvements.
  • Effective time management skills and the ability to meet deadlines.
  • Basic budgeting and accounting knowledge.
  • Strong problem-solving and decision-making abilities.
  • Proactive and self-directed approach to work.
  • Experience collaborating with both internal and external project management resources.
  • BA/BS in Architecture, Interior Design, Engineering, Project Management, Construction Management, or a related field in the hotel/lodging industry is preferred.
