Job Overview

Salary: $80-$120K DOE

JB Consulting Systems is seeking a skilled and knowledgeable Construction Project Manager with extensive experience in high-end remodeling and carpentry. Key Responsibilities

Management and Scheduling:

  • Assessing existing plans, contract estimates, budgets, allowances, and permit requirements in collaboration with the Pre-production Department.
  • Coordinating with necessary trades for subcontracting.
  • Creating a master calendar, managing schedules bi-weekly, and making updates as necessary.
  • Providing daily written reports with photographic documentation through BuilderTrend software.
  • Monitoring job budgets and profitability.
  • Collaborating with fellow project managers to assist the Production Department.
  • Resolving conflicts and issues with professionalism and care.
  • Participating in weekly production meetings, quarterly goal-setting sessions, and required training.

Subcontracting and Oversight:

  • Soliciting bids, evaluating, negotiating, and contracting with subcontractors for necessary work.
  • Scheduling subcontractors and coordinating material delivery dates.
  • Ensuring work quality aligns with plans, specifications, and local regulations.
  • Working closely with subcontractors, engineers, architects, and key project team members.
  • Communicating and enforcing safety standards on-site.

Production Management:

  • Acquiring necessary materials not covered by subcontractor agreements.
  • Addressing existing conditions and managing change requests efficiently.
  • Reviewing milestone checklists for project tracking.
  • Conducting regular onsite meetings with clients and consultants.
  • Coordinating inspections with local authorities.
  • Maintaining a clean and organized job site.
Qualifications
  • High School diploma or GED required.
  • Bachelor's Degree preferred in fields such as Architecture, Building Sciences, Engineering, or Construction Management.
  • Relevant certificate programs in general construction, project management, or extensive residential remodeling may substitute for a degree.
  • NARI Certification is advantageous but not mandatory.
  • A minimum of three (3) years of experience in Residential Remodeling or Custom Home Building is essential.
  • Solid understanding of construction methods, local building codes, and safety regulations.
  • Experience in managing trades, subcontractors, and/or crews.
  • Ability to interpret complex instructions, reports, correspondence, blueprints, and construction plans.
  • Familiarity with estimating, budgeting, procurement, and subcontracting processes.
  • Exceptional customer service skills are required.
  • Effective communication and negotiation skills with independent contractors, homeowners, architects, and consultants.
  • Valid Driver's License with a satisfactory driving record.
  • Must successfully complete a general background check.
