Position Overview

The primary responsibility of the Land Acquisition Manager is to oversee the procurement of land, ensuring a thorough due diligence process and securing necessary approvals.

Key Responsibilities

  • Lead the 'Greenfolder' process, ensuring all due diligence and internal approvals are completed promptly to meet contractual obligations.
  • Manage land acquisition agreements and ensure compliance in collaboration with the Director and external legal counsel.
  • Prepare clear and concise reports detailing acquisition opportunities, strategies, and associated risks for senior management.
  • Collaborate with the Director of Land to negotiate terms and conditions of purchase and sale agreements.
  • Act as the primary point of contact between closing attorneys and internal teams to facilitate property transactions.
  • Oversee due diligence processes for property acquisitions, ensuring all necessary evaluations are conducted.
  • Monitor and assess potential land acquisition prospects, maintaining up-to-date database records.
  • Engage with other builders and developers to stay informed about market trends and establish valuable connections.
  • Update pipeline and future opportunity reports for each county in the region.
  • Work with IT to enhance planning technologies and processes.
  • Regularly meet with developers and land sellers to update land pipeline tracking reports.
  • Develop a comprehensive understanding of the market, including competition, housing types, pricing, and sales trends.
  • Conduct research on approvals, permits, zoning, engineering plans, and other critical factors affecting land development.
  • Collaborate with the Director and Vice Presidents of Sales to create plan lineups for evaluating acquisition deals.
  • Review financial analyses for inclusion in the Green Folder submissions.

Qualifications

A minimum of a Bachelor of Science degree is required, with a preference for fields such as Real Estate, Finance, or Business. Candidates should have at least five years of experience supporting a Land Development Department and working with executive-level associates.

Proficiency in Microsoft Word and Excel is essential, along with experience in Microsoft Project and Access. Strong skills in spreadsheet analysis, project scheduling, and data management are required. Attention to detail is crucial.
