Position Summary

The Commercial Property Manager plays a crucial role in representing the company by overseeing a portfolio of properties owned by the firm. This position requires a focus on maintaining exceptional quality and customer service while managing the daily operations of assigned retail and industrial properties. The ideal candidate will be detail-oriented, proactive, and possess strong problem-solving skills while handling multiple properties.

Key Responsibilities:

  • Oversee the daily operations of properties, ensuring that all building systems, mechanical functions, parking, landscaping, and general maintenance align with Benderson Development standards.
  • Act as the primary point of contact for tenants, enforcing lease agreements and addressing tenant concerns and requests, including after-hours emergencies.
  • Manage annual budget oversight and implement capital improvement initiatives.
  • Coordinate repairs and upgrades to existing facilities, collaborating with the construction team on new developments or tenant improvements from planning through to completion.
  • Develop scopes of work for bidding purposes, obtain estimates, negotiate contracts, secure necessary permits, and award contracts to subcontractors. Supervise contractor work to ensure compliance with specifications and complete final inspections.
  • Conduct regular inspections of properties, focusing on common areas, to maintain an excellent exterior appearance, including landscaping and parking lot maintenance.
  • Understand and implement emergency management protocols related to property management, including plumbing, electrical, fire safety, and law enforcement.
  • Guide maintenance staff in their daily tasks and responsibilities, providing supervision, training, and support.
  • Engage with local municipal authorities regarding compliance with local ordinances and codes.
  • Issue purchase orders, approve invoices, and provide documentation to facilitate the voucher process.
  • Conduct pre- and post-vacancy inspections for tenants.
  • Serve as a liaison between the company and tenants, assisting leasing agents in identifying potential tenants through property showings.

Qualifications:

  • Strong organizational, written, and verbal communication skills.
  • A minimum of 3 years of experience in managing commercial multi-property portfolios or a complex single commercial property.
  • Solid understanding of construction processes and a good working knowledge of mechanical, electrical, and plumbing systems.
  • Proficiency in English and Spanish is highly preferred.

Physical Requirements:

  • Possession of a valid driver's license.
  • Ability to perform tasks requiring normal dexterity in both construction and office environments, including hand-eye coordination, walking, sitting, and alertness.
  • Proficient in computer usage; may require lifting materials or boxes weighing up to 50 pounds.
  • Capability to sit and drive for extended periods and walk to conduct property inspections.
