Job Summary
We are seeking a highly skilled Land Acquisition Manager to join our team. The successful candidate will be responsible for managing our land acquisitions program, promoting positive relationships with land sellers and the brokerage community, and driving business growth.
Key Responsibilities
- Business Planning and Strategy
- Develop and implement business plan strategies to meet our land acquisition needs and goals.
- Monitor and document land acquisition issues and formulate related programs and solutions.
- Land Acquisition Negotiations and Administration
- Lead land acquisitions negotiations and administer purchase documentation, financial analysis, and due diligence processes.
- Monitor compliance with pre-closing commitments and agreements.
- Land Division Profile and Brochure Preparation
- Assist in preparing land division profiles and brochures, including coordination of quality collateral materials and distribution of information.
- Deal Tracking and Reporting
- Implement and maintain a land acquisition deal log and tracking system for all Division acquisitions transactions.
- Prepare periodic reports on deal status versus business plan assumptions.
- Land Acquisition Processes and Procedures
- Formulate Division land acquisition processes and procedures to ensure effective land prospecting, compilation of competitive and comparable land transactions, and coordination of acquisition efforts with other Lennar entities.
- Financial Management and Administration
- Assist in preparing and controlling Division land acquisitions budgets.
- Administer related vendor contracts, change orders, check requests, and invoices.
- Other Duties
- Perform other duties as directed or as appropriate to share team workload.
Requirements
- Education and Experience
- Bachelor's degree in marketing, business, real estate, or a related field.
- Four years of experience in land acquisition, marketing, and/or administrative positions with residential or land development firms, or consulting firms serving real estate industry clients.
- Skills and Abilities
- Excellent human relations skills and ability to negotiate and influence others.
- Ability to communicate effectively and concisely, both verbally and in writing.
- Initiative and ability to achieve objectives with minimal supervision.
- Detail-oriented and problem-solving skills to deal with complex situations.
- Computer literacy, especially regarding word processing, spreadsheet analysis, project scheduling, and data management software.
- Basic knowledge of sales and negotiating principles and real estate practices.
Physical Requirements
This is primarily a sedentary office position requiring the ability to occasionally bend, stoop, reach, lift, move, and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
