Position Overview:

The Due Diligence Manager will play a pivotal role in conducting risk assessments and formulating comprehensive land development budgets for our acquisition team. This position requires collaboration with various departments to identify and evaluate new land opportunities. The manager will oversee a team of external consultants and internal staff to ensure timely preparation of schedules, feasibility analyses, and support in underwriting potential projects.

Key Responsibilities:

  • Oversee due diligence processes for prospective land acquisitions, including feasibility studies, budget creation, entitlement schedules, risk evaluations, and title assessments.
  • Take charge of developing initial community entitlement documents, construction timelines, budget forecasts, title reports, and approval conditions.
  • Coordinate with external consultants and contractors to assess project costs, entitlement requirements, and develop detailed schedules while evaluating overall project feasibility.
  • Prepare essential collateral materials such as aerial imagery, maps, and exhibits.
  • Collaborate with various consultants, including architects and engineers, to accurately assess costs, risks, and timelines during the due diligence phase.
  • Engage with state and federal agencies to understand obligations and impacts related to project developments.
  • Manage the processes and reports required for due diligence, ensuring timely completion and evaluation in line with contractual obligations.
  • Review contracts and proposals from vendors concerning property studies and development.
  • Analyze development plans for new communities and conduct thorough research on approvals, zoning, engineering plans, and environmental reports.
  • Evaluate land deals and collaborate with management to determine optimal land pricing and product strategies to maximize profitability.
  • Maintain organized databases and documentation necessary for the land department's operations.

Qualifications:

  • High school diploma or GED is required; a Bachelor's degree or equivalent is preferred.
  • A minimum of five years of experience in land development, project management, or land acquisition within residential or consulting firms.
  • Proficient in Microsoft Office, particularly Excel for financial modeling, as well as PowerPoint and Adobe platforms.
  • Valid Driver's License with a clean driving record and auto insurance coverage.
  • Excellent verbal and written communication skills.
  • Ability to work collaboratively within a team environment.
  • Strong research skills with the capability to gather information from diverse sources promptly.
  • Ability to manage multiple projects and adapt to changing priorities effectively.
  • Self-motivated with a detail-oriented approach to problem-solving.

Physical Requirements:

This position primarily involves sedentary office work, with occasional requirements to bend, stoop, reach, lift, and carry materials weighing up to 25 pounds. Proficiency in using a computer keyboard and other office equipment is necessary.

Compensation & Benefits Overview:

The expected base salary for this role ranges from $78,000 to $123,814 annually, subject to adjustments based on qualifications and other business-related factors. This position may also be eligible for bonuses and commissions, along with comprehensive benefits in accordance with company policies.
