Key Responsibilities- Lead site feasibility studies to identify potential development opportunities
- Acquire entitlement approvals to meet scheduling and budgetary requirements
- Develop project schedules and budgets, manage projects with consultants, vendors, and jurisdictions
- Apply for and obtain subdivision site development permits
- Manage residential subdivision land improvements, including utility installation, to ensure timely and budget-friendly completion
- Establish Homeowner Associations, including drafting of CC&Rs, bylaws, and shared maintenance agreements
- Collaborate with superintendents and trades to provide assistance in site-related matters during the home building phase
- Conduct preliminary property research and provide findings to the land acquisition team
- 5+ years of project management or land entitlement experience
- Bachelor's degree in engineering, business, land use planning, or related field; or equivalent experience with an associate degree
- Residential real estate construction, estimating, and budgeting industry experience required
- Strong familiarity with land use planning and entitlement processes
- Proficient in reading and understanding engineering plans and utility layouts
- Experience in developing and managing project budgets
- Knowledge of Stormwater/Grading permits, CSWGP, and/or 1200C Permits is beneficial, but not required
- Strong organizational skills with a reliable approach to meeting deadlines
- Ability to work well as part of a team
- Motivated, results-oriented mindset with a proactive approach to taking initiative
- Proficiency in computer software such as Word, Adobe, Outlook, and Excel; experience with Project Management software
