Job Summary

Pacific Lifestyle Homes Inc is seeking a highly skilled Senior Land Entitlement Project Manager to join our team. As a key member of our land development group, you will be responsible for leading site feasibility studies, acquiring entitlement approvals, and managing projects with consultants, vendors, and jurisdictions.

Key Responsibilities
  • Lead site feasibility studies to identify potential development opportunities
  • Acquire entitlement approvals to meet scheduling and budgetary requirements
  • Develop project schedules and budgets, manage projects with consultants, vendors, and jurisdictions
  • Apply for and obtain subdivision site development permits
  • Manage residential subdivision land improvements, including utility installation, to ensure timely and budget-friendly completion
  • Establish Homeowner Associations, including drafting of CC&Rs, bylaws, and shared maintenance agreements
  • Collaborate with superintendents and trades to provide assistance in site-related matters during the home building phase
  • Conduct preliminary property research and provide findings to the land acquisition team
Requirements
  • 5+ years of project management or land entitlement experience
  • Bachelor's degree in engineering, business, land use planning, or related field; or equivalent experience with an associate degree
  • Residential real estate construction, estimating, and budgeting industry experience required
  • Strong familiarity with land use planning and entitlement processes
  • Proficient in reading and understanding engineering plans and utility layouts
  • Experience in developing and managing project budgets
  • Knowledge of Stormwater/Grading permits, CSWGP, and/or 1200C Permits is beneficial, but not required
  • Strong organizational skills with a reliable approach to meeting deadlines
  • Ability to work well as part of a team
  • Motivated, results-oriented mindset with a proactive approach to taking initiative
  • Proficiency in computer software such as Word, Adobe, Outlook, and Excel; experience with Project Management software
