Position Overview:
The Due Diligence Manager will play a pivotal role in conducting risk assessments and developing comprehensive land acquisition budgets for our land acquisition team. This position involves collaboration with various departments to identify and evaluate new land opportunities. The manager will oversee a team of external consultants and internal staff in the creation of schedules, feasibility studies, and will provide support in the underwriting of potential projects. Additionally, this role may involve assisting in the entitlement processes and development of new residential communities.
Key Responsibilities:
- Lead due diligence initiatives for prospective land acquisitions, including feasibility studies, budget preparation, entitlement schedules, risk evaluations, and title assessments.
- Oversee the creation of initial community entitlement documents, construction timelines, budgets, and cash flow forecasts.
- Coordinate with external consultants and contractors to assess project costs, entitlement requirements, and to develop detailed schedules during the due diligence phase.
- Prepare supporting materials such as aerial imagery, maps, and exhibits.
- Collaborate with various consultants, including architects and engineers, to accurately assess costs, risks, and timelines for community development.
- Engage with state and federal agencies to understand obligations and impacts related to projects.
- Manage the processes and reports necessary for due diligence, ensuring timely completion in line with contractual obligations.
- Review contracts and proposals from vendors concerning property studies and development.
- Evaluate development plans for new communities.
- Conduct research on approvals, zoning, engineering plans, environmental reports, and other relevant factors.
- Assess land deals in conjunction with management to determine optimal pricing and product strategies.
- Maintain organized databases and files within the land department.
Qualifications:
- High school diploma or GED required; Bachelor's degree preferred.
- A minimum of five years of experience in land development, project management, or land acquisition within residential or consulting firms.
- Proficient in Microsoft Office, particularly Excel for financial modeling, as well as other relevant software.
- Valid driver's license and good driving record.
- Strong communication skills, both verbal and written.
- Ability to work collaboratively within a team environment.
- Excellent research skills and the capacity to gather information from diverse sources promptly.
- Ability to manage multiple projects and adapt to shifting priorities.
- Self-motivated with a detail-oriented approach to problem-solving.
Physical Requirements:
This role primarily involves office work, requiring occasional bending, lifting, and moving of materials weighing up to 25 pounds. Proficiency in using a computer and related office equipment is necessary.
Compensation & Benefits Overview:
The expected base salary for this position ranges from $78,000 to $123,814 annually, subject to adjustments based on qualifications and other business-related factors. This position may also be eligible for bonuses and commissions, along with a comprehensive benefits package in accordance with company policies.
