Position Overview - Due Diligence Manager:

The Due Diligence Manager plays a crucial role in assessing risks and formulating comprehensive land development budgets for our acquisition team. This position collaborates with various departments to explore new land opportunities while overseeing a team of external consultants and internal staff in the preparation of schedules and feasibility reports.

Key Responsibilities:

  • Lead due diligence initiatives for prospective land acquisitions, including feasibility studies, budget preparation, entitlement schedules, risk evaluations, and title assessments.
  • Oversee the creation of initial community entitlement documents, construction timelines, financial projections, and conditions of approval.
  • Coordinate with external consultants and contractors to evaluate project costs, entitlement processes, and development feasibility during due diligence.
  • Compile collateral materials such as aerial imagery, maps, and exhibits.
  • Engage with various consultants, including architects and engineers, to accurately assess costs, risks, and timelines during the due diligence phase.
  • Collaborate with state and federal agencies to understand obligations and impacts related to the project.
  • Manage the necessary processes and third-party reports required for due diligence, ensuring timely completion to meet contractual obligations.
  • Review contracts and proposals from vendors related to property studies and development.
  • Analyze development plans for new communities.
  • Conduct research on permits, zoning, engineering plans, environmental reports, and building costs.
  • Assess land deals in conjunction with Division Management to determine optimal pricing and product strategies.
  • Maintain an organized database and relevant files within the land department.

Qualifications:

  • High school diploma or GED required; Bachelor's degree preferred.
  • A minimum of five years of experience in land development, project management, or land acquisition roles within residential or consulting firms.
  • Proficient in Microsoft Office, particularly Excel for financial modeling, as well as PowerPoint and Adobe platforms.
  • Valid Driver's License with a clean driving record.
  • Strong verbal and written communication skills.
  • Ability to work collaboratively within a team environment.
  • Excellent research skills with the ability to compile information from diverse sources promptly.
  • Strong multitasking abilities and adaptability to changing priorities.
  • Self-motivated with a focus on achieving objectives independently.
  • Detail-oriented with strong problem-solving capabilities.

Physical Requirements:

This position primarily involves sedentary office work, with occasional requirements to bend, stoop, reach, and lift materials weighing up to 25 pounds. Proficiency in using a computer keyboard and other office equipment is necessary.
