ROLE OVERVIEW


The Maintenance Technician III is accountable for performing maintenance tasks, including troubleshooting issues and executing repairs to uphold the property's physical integrity in alignment with operational and safety standards. This role ensures that service requests and repairs are addressed promptly.


KEY RESPONSIBILITIES

  • Demonstrate proficiency with central HVAC systems and Building Management Systems (BMS) for monitoring and preventive maintenance.
  • Conduct daily inspections of the property and its mechanical systems to identify maintenance requirements.
  • Diagnose and rectify issues in various areas, including HVAC, electrical, plumbing, major appliances, and emergency systems.
  • Assist in organizing and managing work orders and general maintenance tasks, ensuring timely completion in accordance with company standards.
  • Aid in the development and execution of mechanical preventive maintenance schedules while maintaining an adequate inventory of supplies and tools.
  • Uphold customer service excellence by responding to resident inquiries and collaborating with them to resolve issues effectively.
  • Foster a culture of safety by adhering to all safety policies and procedures, reporting unsafe conditions, and promoting safe work practices among team members.
  • Comply with all relevant company policies and procedures, ensuring adherence to federal, state, and local regulations, particularly Fair Housing laws.

QUALIFICATIONS

  • High school diploma or equivalent.
  • Minimum of 2 years of comprehensive mechanical experience (including electrical, plumbing, HVAC).
  • Valid driver's license and reliable transportation for on-call duties.
  • Certification as a CFC Universal Technician from an EPA-approved program.
  • Completion of an accredited course on mechanical system maintenance for properties with a central plant, or for those with individual HVAC systems.
  • Basic understanding of boilers, chillers, cooling towers, pumps, and related systems.
  • Comprehensive knowledge of emergency systems, including shutoff locations and operational sequences.
  • Ability to operate general office equipment, including personal computers and tablets.
  • Consistent punctuality and ability to accurately document time worked.
  • Availability for on-call duties, with a response time of 45 minutes from dispatch.
  • Capability to lift up to 50 pounds regularly (supplies, appliances, etc.).
