We are seeking a highly skilled and experienced General Maintenance Director to join our team at Equity Residential. As a key member of our property operations team, you will be responsible for overseeing the maintenance and repair of our apartment communities, ensuring that our residents have a safe and comfortable living environment.
Key Responsibilities- Lead and manage a team of maintenance professionals to ensure timely and effective completion of maintenance tasks and repairs.
- Develop and implement maintenance schedules and programs to prevent equipment failures and reduce downtime.
- Conduct regular property walks and inspections to identify potential maintenance issues and develop solutions to prevent them.
- Collaborate with the community manager to develop and implement budgets and maintenance plans that meet the needs of the community.
- Manage vendor relationships and negotiate contracts to ensure the best possible service and pricing.
- Develop and implement training programs to ensure that maintenance staff have the skills and knowledge needed to perform their jobs effectively.
- Monitor and report on maintenance metrics, including response times, repair rates, and customer satisfaction.
- Minimum of 3-5 years of experience in maintenance operations, preferably in the apartment industry.
- Proven track record of success in leading and managing maintenance teams.
- Strong technical skills and knowledge of maintenance practices and procedures.
- Excellent communication and interpersonal skills, with the ability to work effectively with residents, staff, and vendors.
- Ability to work a flexible schedule, including weekends and rotating on-call responsibility for after-hours emergencies.
- Trade school and/or military training or industry designation (CAMT or CAMT II).
- High school diploma or equivalent.
