Key Responsibilities- Property Maintenance: Supervise and ensure the proper maintenance of the property and grounds, including safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
- Budget Management: Maintain the property's operating budget and secure competitive bids for supplies and services.
- Work Order Management: Review and prioritize work orders to ensure timely completion and resident satisfaction, manage the work order process efficiently, and maintain records in the computer software.
- Compliance and Safety: Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes, overseeing construction projects, and promptly reporting employee injuries.
- System Troubleshooting: Troubleshoot and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
- Customer Service: Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction.
- Training and Development: Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services.
- Education and Experience: Two years of multifamily maintenance experience and/or training, or a combination of education and experience will be considered.
- Supervisory Experience: A minimum of one year of supervisory experience is preferred.
- Certifications: EPA certification is required, and CPO certification is preferred.
- Physical Requirements: Must be able to walk, stand, climb stairs or ladders, and access various areas of the property.
- Competitive Pay: The anticipated pay range for this opportunity is $32-$35 an hour, plus monthly bonuses and a competitive benefits package.
