Job Overview

Coates Field Service, Inc. is in search of a skilled Land Acquisition Specialist to assist with electric transmission and sub-transmission initiatives. The ideal candidate will possess a strong background in securing linear land rights from private property owners and will be adept at managing tight timelines to fulfill project objectives. *No Per Diem Available*

Key Responsibilities:
  • Secures access and survey permissions from private property owners.
  • Negotiates and acquires necessary property rights for electric transmission and sub-transmission projects.
  • May also negotiate and acquire property rights for electric distribution projects.
  • Maintains thorough documentation of all interactions with landowners, including meetings, emails, calls, and correspondence.
  • Addresses inquiries from both internal and external stakeholders regarding property rights.
  • Investigates and secures temporary land rights for construction-related needs such as driveways and laydown areas.
  • Reviews and processes executed documents in accordance with client specifications, which may involve payment requests and recording.
  • Acts as a legal witness when required for condemnation or other legal proceedings.
  • Performs additional duties as assigned.
Qualifications:
  • Proficient in drafting and negotiating property rights documents, including easements, leases, and purchase agreements.
  • Strong grasp of electric transmission, sub-transmission, and distribution principles as they relate to land rights.
  • Exceptional written and verbal communication abilities.
  • Strong negotiation and interpersonal skills.
  • Competent in utilizing various technologies, including project databases and Microsoft Office Suite.
  • Adept at interpreting property descriptions and reading various types of maps.
  • Capable of evaluating and analyzing engineering and right-of-way drawings.
  • Skilled in researching legal documents and property rights.
  • Ability to assess the value of crops, timber, and other assets for damage settlements.
  • Willingness to travel as needed.

Successful Land Acquisition Specialists may have backgrounds as attorneys, paralegals, real estate professionals, or land specialists, with experience in sectors such as electric utilities, communication companies, pipelines, engineering firms, or governmental agencies focused on land development.
