Job Overview:

Management of HVAC, Plumbing, Electrical, and Fire Protection Systems

Detailed Job Responsibilities:

Project Scheduling:

  • Assist in formulating sequences for the installation of mechanical and electrical systems.
  • Help establish milestones for the completion of various systems to ensure adequate time for pre-testing and testing.
  • Contribute to the development of testing schedules for each subcontractor's components leading to coordinated system testing involving multiple contractors.
  • Support the creation and maintenance of shop drawing and submittal schedules, identifying long lead items for inclusion in the Master Project Schedule.
  • Assist in developing job close-out schedules and implement procedures for close-out, including submission of as-builts, O&M manuals, and training for owners.
Review of Shop Drawings and Submittals

  • Evaluate for compliance with contract specifications.
  • Ensure proper scope coordination among all trades and facilitate necessary exchanges of submittals.
  • Assess spatial coordination among trades, including duct and piping layouts, beam penetration requirements, and headroom clearances.
Estimating and Preconstruction Activities

  • Assist in the preparation of preliminary mechanical and electrical estimates.
  • Review subcontractor budgets, scope sheets, qualifications, and exclusions.
  • Contribute to the development of preliminary schedules.
  • Evaluate subcontract proposals for scope, pricing, and compliance with the general contract.
  • Other Responsibilities:
  • Participate in weekly subcontractor meetings as needed.
  • Organize special meetings to coordinate subcontractor shop drawings and address design issues.
  • Monitor on-site activities to ensure adherence to contract requirements and schedules.
  • Inspect off-site stored equipment, materials, and fabrications as necessary.
  • Identify inter-trade work requiring coordination with mechanical and electrical tasks.
  • Assist the Project Manager in reviewing change order requests for scope and pricing.
  • Help develop and implement programs for temporary mechanical and electrical systems.
  • Provide recommendations on subcontractor performance and suitability for bidding on specific jobs.
  • Review mechanical and electrical payment requests and billing breakdowns.
  • Foster working relationships with building, plumbing, and electrical inspectors.
  • Complete additional responsibilities as assigned.

Minimum Qualifications:

  • Bachelor's degree in construction management or engineering, or equivalent experience.
  • Technical expertise in electrical and mechanical trades.
  • Knowledge of OSHA regulations.
  • Familiarity with contractual agreements.
  • Strong verbal and written communication skills in English.
  • Aptitude for identifying and resolving job site challenges.
  • Understanding of craft labor assignments.
