Prefab Project Manager

US-Offsite is in search of a skilled Prefab Project Manager to direct the planning of modular residential construction initiatives, encompassing a range of projects from accessory dwelling units (ADUs) to compact multifamily developments. As we aim to broaden our operations to include larger multifamily projects across the western region, your role will be pivotal in managing stakeholder relationships, establishing success benchmarks, and overseeing deliverables, including budget management. You will also be responsible for organizing work assignments that adhere to deadline requirements while accommodating any budget or scope adjustments during project execution. Key Responsibilities

  • Supervise all stages of a project, including planning, timeline oversight, and budgeting for the production of 3,000 – 6,000 sq. ft. of modular residential construction monthly.
  • Act as the primary liaison for all stakeholders, including clients and project teams.
  • Collaborate with engineers and architects to define project specifications for effective communication with design and production teams.
  • Foster a high-performing factory culture that emphasizes respect and appreciation for every team member.
  • Negotiate and establish subcontract labor agreements for factory work as necessary.
  • Implement time tracking systems to monitor project progress from sales to delivery, including installation guidelines.
  • Source all essential materials for construction projects, ensuring cost-effectiveness and timely delivery for the production team.
  • Work closely with the design manager to review final plans prior to manufacturing for feasibility.
  • Develop and enforce standard operating procedures to enhance the overall project management process.
  • Coordinate with the Production Superintendent on materials and timelines for project execution.
  • Exercise delegated authority from the Owner and Executive Team as appropriate, providing leadership and contributing to the organization's success.
  • Ensure quality assurance per our QA manual throughout every project phase, including coordination with state inspectors for timelines and necessary corrections.
  • Document project progress, quality, corrections, and installation guidelines tailored to project needs.
  • Collaborate with various teams, including sales, design, procurement, production, finance, and administration, to achieve project success.

Qualifications

  • Minimum of 3 years of project management experience in residential or commercial construction.
  • Proficient in interpreting and analyzing construction plans and specifications.
  • Demonstrated experience in coaching and leading teams effectively.
  • Strong interpersonal, organizational, problem-solving, collaboration, and leadership skills.
  • Experience in managing work crews, equipment, materials, and subcontractors.
  • Familiarity with all residential trades, including utilities, concrete, framing, plumbing, electrical, HVAC, sprinkler systems, drywall, tile, painting, and finish carpentry.
  • Proficient in Microsoft Office, Microsoft Project, and project management software.
  • Knowledge of quality and health and safety standards.
  • Bachelor's degree in engineering, building science, or a related field.
  • PMP or equivalent certification is advantageous.

Compensation

  • Salary: $80,000-$110,000 based on experience.
  • Paid bi-weekly.
  • Standard work week of 40+ hours.
  • Mileage reimbursement for personal vehicle use at 65 cents per mile.
  • Benefits available after a probationary period.
  • 80 hours of vacation accrued annually, with increases over time.
  • 24 hours of sick leave per year.
  • 5 paid holidays as determined by US-Offsite.
  • Medical, Vision, and Dental coverage, with partial employer contribution.
