KEY RESPONSIBILITIES
The Healthcare Property Operations Manager (HPOM) will oversee a collection of Outpatient Medical facilities within their assigned region. The successful candidate will possess a background in managing healthcare properties and demonstrate a solid history of fostering relationships with essential stakeholders in healthcare systems. Key responsibilities include but are not limited to:
  • Establish and nurture collaborative relationships with healthcare partners and decision-makers.
  • Design and execute tenant engagement initiatives tailored to the specific portfolio.
  • Respond to tenant inquiries promptly, professionally, and cost-effectively.
  • Conduct regular meetings with key tenants to evaluate property performance.
  • Facilitate the tenant feedback process, including the implementation of annual action plans.
  • Optimize recoverable income on an individual property basis.
  • Develop and manage operational budgets for each property within the portfolio.
  • Analyze property cash flows and overall operational performance, reporting and addressing monthly expense discrepancies.
  • Regularly review Accounts Receivable reports, follow up on overdue payments, and recommend legal actions when necessary.
  • Prepare and present a 5-year capital improvement plan for approval.
  • Draft annual operating budgets and submit monthly financial reports post-approval.
  • Review and authorize vendor invoices.
  • Conduct inspections of all properties and address necessary action items.
  • Assist in leasing efforts by touring available spaces as needed.
  • Engage daily with Facility Maintenance personnel to ensure seamless building operations, including required reporting.
  • Coordinate all aspects of the pre- and post-occupancy process.
  • Organize meetings with vendors as required.
  • Ensure compliance with operational standards (e.g., vendor contract evaluations, insurance compliance, tenant audits, system updates).
  • Support acquisition and disposition activities as necessary.
  • Perform administrative tasks as required.
  • Execute additional duties as assigned.
  • Maintain a high level of confidentiality regarding all company matters.
  • Willingness to travel up to 30% as needed.
  • Adhere to Healthpeak's corporate compliance policies and procedures.
  • Regular attendance at the office or properties is essential and required five days a week.
QUALIFICATIONS
  • Bachelor's degree in Marketing, Business, Real Estate, Finance, or Accounting.
  • Professional designation from BOMA, IREM, or CCIM is preferred.
  • A minimum of 5 years of experience in commercial real estate property management, with a strong preference for healthcare property management experience.
  • Experience in analyzing operational and financial metrics.
  • Demonstrated initiative and a strong sense of accountability.
  • Ability to build and maintain rapport with the business community and engage with professionals at various levels.
  • Exceptional written and verbal communication skills.
  • Competitive benefits package and annual salary range: $85,000 - $95,000.
