KEY RESPONSIBILITIES:
Under the guidance of the Superintendent of Buildings, the Facilities Operations Manager will primarily oversee the preventive upkeep of HVAC systems, monitor building conditions through the City’s Building Management System, and coordinate initial responses to HVAC, Elevator, Fire Suppression, and plumbing issues utilizing both in-house and contracted resources. Furthermore, the Facilities Operations Manager will be tasked with:
- Directly supervising in-house plumbing and HVAC teams to ensure optimal performance of building systems, while adjusting equipment operations to maintain a suitable environment.
- Collaborating closely with the Assistant Superintendent of Buildings regarding the utilization of contracted services, assessing response levels, and determining necessary repairs, while sharing on-call responsibilities for building systems during off-hours.
- Coordinating electrical requirements with the Electrical Department and facilitating interdepartmental collaboration for tasks such as sewer or pump station maintenance.
- Employing a Computerized Maintenance Management System (CMMS) to document all concerns and complaints from building occupants, ensuring thorough investigation and follow-up communication with the complainants.
- Possessing a comprehensive understanding of regulatory standards including the National Fire Protection Association (NFPA) guidelines for fire alarm and sprinkler systems, the Massachusetts State Elevator Code, and the Massachusetts Building Code pertaining to HVAC systems and plumbing regulations.
- Being knowledgeable about various building system components, enabling the identification and resolution of issues as they arise.
- Adjusting, monitoring, and providing insights into computer-controlled systems.
MINIMUM QUALIFICATIONS:
- A minimum of 5 to 8 years of practical experience in the HVAC sector, with at least 3 years in a supervisory role.
- 5 to 8 years of experience in building automation, including installation, servicing, and programming.
- Proficiency in reading blueprints and plans related to facility maintenance and repair, along with experience managing skilled technical personnel across multiple sites.
- A valid Massachusetts Motor Vehicle Operator's License Class D is mandatory.
PREFERRED QUALIFICATIONS:
- A valid Department of Public Safety Refrigeration Technician license is highly advantageous.
- Familiarity with Tritium/Niagara BMS systems or equivalent is preferred.
- A Bachelor’s degree in Mechanical Engineering or Mechanical Engineering Technology is desirable.
PHYSICAL REQUIREMENTS: Exposure to various weather conditions is expected. The role encompasses both intellectual and physical demands, necessitating a range of physical capabilities. Candidates must be able to climb ladders, inspect ceilings, access confined spaces, and utilize all necessary tools and equipment for investigative tasks. Additionally, the individual should be capable of standing, walking, and sitting for extended periods. WORK ENVIRONMENT: Primarily office-based with frequent on-site project oversight and evaluation, as well as investigative responsibilities.
